- Short-term letting is legal - max 30 consecutive days per guest
- New by-law incoming: all STR owners must register with the City
- The 50% rule: list your property for more than half the year and you get reclassified as commercial
- Commercial rates = more than double residential - and no rebates
- Body corporates can impose their own restrictions on top of City rules
- Casual investors using Airbnb while paying residential rates? That arbitrage is closing
- Sellers with Airbnb-heavy properties: this is your window before the cost structure changes

This isn't a ban. It's a levelling of the playing field - bringing full-time short-term lets in line with guest houses and hotels.
