**What Actually Happens After You Sign an OTP (Weeks 1-9) 📋**
Buyers and sellers always ask "why does transfer take so long?" Here's the real timeline:
**Weeks 1-2**
- Transferring attorney collects documents, applies for rates clearance
- Seller's bank appoints attorney to cancel existing bond
**Weeks 2-4**
- F**A compliance done, rates/levies paid
- Rates certificate, levy certificate, transfer duty receipt applied for
- Buyer's bond attorney issues guarantees to cover purchase price
**Weeks 4-6**
- All certificates and consents collected (HOA, bond cancellation, compliance)
- Guarantees, clearance figures and lodgement documents arranged
- Matter lodged and registered at the Deeds Office
**Weeks 6-9**
- Final check all sale conditions are met
- Agent commission paid, seller's bond settled
- Balance paid to seller, accounts reconciled
