When I moved to South Africa in 2016 from Guernsey, I was shocked by the culture in estate agency. In England & Guernsey you are not allowed to call potential sellers. A seller would approach the AGENCIES (not agents) that they wanted to value their home and then they would choose an AGENCY. Within that agency, the stock was open to the agents and the agents looked after their own buyers.
The constant hounding by agents to sellers here must be tiresome for homeowners and I believe gives agents a poor reputation.
As an agent and agency owner who personally does not call potential sellers, I am delighted to see the regulations getting tighter on this matter. ps. I don’t do it because it makes me incredibly uncomfortable.
There is still a long way to go. Until there is actually a serious repercussion, it won’t stop agents from calling.
