DEAFENING SILENCE | I recently touched on the subject of listings only being as good as the estate agent behind them.

In normal life, we have all been a victim of an unanswered email - I know I've thrown my toys out of the cot on occasion.

But it is just short of criminal when a listing agent disappears off the radar without good reason.

When a prospective buyer - or potential "lister" for that matter - have taken the time to fill out the contact form, they have clearly expressed an interest in the property they've seen or having theirs put up for sale.

Let's forget about sabotaging your own career for a minute, it's just good ol' manners to respond. Also, one never knows where that communication may lead in the future.

HOME TRUTHS ABOUT LISTINGS | Know the saying, “Never take anything at face value”?

Well, dear sellers, when we're listing properties, everything is about face value. The albums of seductive photos or dreamy video reels prospective buyers scroll through are, by design, just that.

Sure, a good photographer will bring out the Michelangelo more so than the Mike Tyson, but, in general, what you see is what you get.

However, as impressive as these may be, the potential purchaser will easily be swayed to spend his money elsewhere if the gatekeeper, aka your listing agent, isn't equally invested in the process of generating some moola for you down the line.

Do take their response to queries, or lack thereof, at face value.

The truth is that a successful sale starts when you reach out to the listing agent, so make sure you choose one who won't become the missing link between that initial listing and eventual sale.

ABSAlutely! | There's a lot going on in the world right now but, because I'm an estate agent here and not everywhere, I’m more interested in the state of the nation of my beloved Bay than anywhere else.

There’s more good news in these parts (and the wider South Africa) than you may think. In the past 10 years South Africans have not been as confident in their country’s property market as they are right now.

Absa’s latest Homeowner Sentiment Index, which surveyed 1 200 people, shows that in the last quarter of 2024 a whopping 87 per cent of participants expressed positive sentiment towards the sector.

It sends out a powerful message that our countrymen and women remain incredibly optimistic about our land and will be staying put in this beautiful country with homes to match.

GO PRO | When I first started out as an estate agent I was extremely fortunate to call Jenny Venter my mentor.

Believe me when I say those first days obliterate any preconceived ideas you may have about the industry, but thanks to Jenny’s guidance I was able to steer my way through.

Back then having a mentor was not a prerequisite for the job but it’s a different ball game today.

Now candidate agents HAVE to work in step with a senior agent to learn the ropes and even old dogs like me need to go through Continuous Professional Development to make sure we keep pace with the ever-changing property landscape.

What this means is that buyers and sellers can rest assured their current or potential homes are in the hands of highly-qualified agents who are held to account every step of the way.

FINDING AUTUMN | Besides the dew on my car's windscreen the other day when I left it outside, there have been few other clues to confirm that we're indeed in autumn in good ol' PE-cum-GQ.

Even my cell, it seems, has received zero notification of the change of seasons and continues to predict temperatures in the mid to late-20s. And it has been spot-on, mostly.

I've spoken at length in the past about GQ's weather. I'm a fan, of course, but it seems too much of a good thing is not always the be-all and end-all.

I've been led to believe that those who enjoy cuddling up in front of the TV when the temperature plummets have been going through a lean spell.

For their sake, and with no hidden agenda, just let it be autumn already!

STUDIOUS? | A wee bit over 20 years ago I sat in a hall to write a multiple-choice exam. The outcome would determine my future. Fail and try a different career path or pass and you're "in".

That's how I - and many of my peers - became an estate agent. With the basics well-rehearsed and a certificate to prove that my naughts and crosses were mostly in the right blocks, I had my "in". That was the norm back then and you were expected to continue learning as you went along.

The first couple of years were rough and a learning curve of note. Sometimes too steep for comfort. The learning never stopped and here I am, a specialist in my field, with many gigs of data stored in my brain to call upon when needed.

The point of this story is to highlight how low the barriers to entry used to be. Fortunately, it is no longer so as compliance has become the single most important aspect of our profession.

The NQF Level 4 real estate qualification, which I tackled along with many of the new crop, is now mandatory - along with several other checks and balances.

Choose wisely.
