As a real estate practitioner, I suggest all my clients use a bond originator and get pre-approval from the banks, before purchasing a property.

So why use a bond originator?

1. It's free to you - they earn a commission from the banks on a successful application.

2. They will supply you with all the correct documentation. These vary depending on certain factors eg. whether you are self-employed, are employed by someone else

3. They approach all the banks and will negotiate the best deal for you.

4. They can foresee if the banks are going to see any issues with the application. Often there might be an issue of a low credit score, which they will advise you on as to how to improve it, cash flow issues etc They will substantiate your case with the banks.

A bond originator will be a huge time saver, as they have direct relationships with the home loan divisions within the banks. They also have pretty high success rates.
