💧 𝗗𝗶𝗱 𝘆𝗼𝘂 𝗸𝗻𝗼𝘄 𝘁𝗵𝗲𝗿𝗲 𝗶𝘀 𝗮 𝗳𝗮𝘀𝗰𝗶𝗻𝗮𝘁𝗶𝗻𝗴 𝘀𝘁𝗼𝗿𝘆 𝗯𝗲𝗵𝗶𝗻𝗱 𝗖𝗲𝗻𝘁𝘂𝗿𝘆 𝗖𝗶𝘁𝘆'𝘀 𝗰𝗮𝗻𝗮𝗹𝘀?

When development began here in 1996, this wasn't simply empty land waiting to become a modern city. The 250-hectare site contained degraded wetlands, seasonal pans, and large areas of invasive vegetation. In fact, the area was once known as Blouvlei.

As Century City was being planned, environmental specialists and engineers worked together to create something quite unusual—a development where urban living, water management, and nature could thrive side-by-side.

🌾 The original wetlands were incorporated into the design, while an extensive network of canals was constructed. Today, Century City's waterways stretch for approximately 8.5 km!

At the heart of the system is Intaka Island, a 16-hectare constructed wetland and nature reserve. And this is where it gets really clever…

💧 𝘕𝘢𝘵𝘶𝘳𝘢𝘭 𝘍𝘪𝘭𝘵𝘳𝘢𝘵𝘪𝘰𝘯: Water from the canal system is pumped through the wetlands at Intaka Island, where indigenous plants and natural processes help to clean and "polish" the water before it returns to the canals.

🌧️ 𝘚𝘵𝘰𝘳𝘮𝘸𝘢𝘵𝘦𝘳 𝘔𝘢𝘯𝘢𝘨𝘦𝘮𝘦𝘯𝘵: The canals form a vital part of Century City's stormwater system, collecting and managing rainwater runoff from roads and other hard surfaces.

🌱 𝘞𝘢𝘵𝘦𝘳 𝘚𝘶𝘴𝘵𝘢𝘪𝘯𝘢𝘣𝘪𝘭𝘪𝘵𝘺: Reclaimed, non-potable water (treated effluent) is brought in from the City's Potsdam Wastewater Treatment Works through a dedicated pipeline. This is used for irrigation, toilet flushing, and cooling systems across parts of the precinct—saving precious drinking water.

In fact, close to 80% of the water consumed in the precinct comes from treated effluent.

So, the next time you walk, run, cycle, canoe, or simply sit beside the canals, you are looking at much more than beautiful waterways. They are part of a carefully engineered ecosystem where development, conservation, and nature work together.

🌿 What is most amazing is that this forward-thinking green design was built into the blueprint from the very beginning, nearly 30 years ago.

𝗜𝗡𝗧𝗥𝗜𝗚𝗨𝗜𝗡𝗚 𝗡𝗨𝗚𝗚𝗘𝗧 𝗻𝗼.𝟰

𝗪𝗛𝗢 𝗜𝗦 𝗧𝗛𝗘 𝗠𝗔𝗡 𝗕𝗘𝗛𝗜𝗡𝗗 𝗖𝗘𝗡𝗧𝗨𝗥𝗬 𝗖𝗜𝗧𝗬’𝗦 𝗠𝗢𝗡𝗨𝗠𝗘𝗡𝗧𝗔𝗟 𝗦𝗖𝗨𝗟𝗣𝗧𝗨𝗥𝗘𝗦?

Meet 𝗔𝗻𝘁𝗼𝗻 𝗦𝗺𝗶𝘁 - the self-taught sculptor whose monumental figures have helped turn the precinct into an open-air gallery.

Walk through Century City and you may suddenly find a towering head, a fragmented face or a larger-than-life human figure looking back at you. Many of these works are by Anton Smit, although the wider Century City Art Trail also features a variety of other artists.

Smit was born in Boksburg in August 1954 and is self-taught. He won his first sculpture competition at 16, received the South African Association of Arts' New Signatures award in 1979, and went on to exhibit internationally from the 1990’s. His work repeatedly returns to the human form - faces and figures that feel both monumental and deeply personal.

His partnership with Century City began in 2020 with 30 large sculptures placed throughout the precinct. The current open-air exhibition is described as comprising around 32 larger-than-life works, installed in public spaces where anyone can encounter them free of charge.

The most surprising example may be 𝘓𝘢𝘯𝘥𝘴𝘤𝘢𝘱𝘦 𝘰𝘧 𝘵𝘩𝘦 𝘚𝘰𝘶𝘭 in the Century City subway: roughly 500 fragmented masks stretch across a wall 33 metres long and three metres high. Motion sensors trigger one of five original one-minute music scores as people pass. The installation was crowd-funded equally by 12 Century City companies and organisations.

That is the intriguing business lesson: public art here is not hidden inside a gallery; it forms part of the identity of a working neighbourhood. It gives office workers, residents and visitors moments of discovery, and shows how collaboration can make a precinct more memorable and human. Art cannot guarantee higher property values, but it can help create the kind of place people recognise, revisit and want to belong to.

𝗧𝗵𝗲 𝗥𝟯𝟬 𝗕𝗶𝗹𝗹𝗶𝗼𝗻 𝗡𝗲𝗶𝗴𝗵𝗯𝗼𝘂𝗿𝗵𝗼𝗼𝗱

What does R30 billion look like when it is built into one neighbourhood? Century City reports that its development value now exceeds R30 billion across a 250-hectare mixed-use precinct. That figure describes cumulative development value - not a current valuation of every property in Century City - but it still gives a remarkable sense of scale.

Within that footprint, current precinct figures point to more than 700 businesses, over 454,000 m2 of commercial space, 212,000 m2 of retail space, about 12,000 residents and more than 21 million visits a year. Century City is therefore not simply a residential suburb or office node; it behaves more like a compact economy.

The intriguing part is how each layer can support the next. Offices bring people into the area, retail and hospitality give them reasons to stay, residents create demand beyond business hours, and managed infrastructure helps keep the node usable. Taken together, this
mixed-use model can deepen demand across several property types - an inference from the precinct's make-up, not a guarantee of returns.

For homeowners, the lesson is that an address is influenced by far more than what sits inside its walls. Access to employment, shops, transport, green spaces, security, connectivity and well-managed public areas can all shape how attractive a location feels to buyers and tenants.

For investors, the R30 billion headline should begin a question rather than end one: which buildings are best positioned to benefit from this economic ecosystem? Rental demand, levies, parking, views, condition and comparable sales still matter.
