When buying into a complex, do your home work regarding the Body Corporate and the Trustees who is running such a complex.

A well run body corporate is one where Trustees consider all owners and when they making wrong decisions it can be fatal with great financially losses for investors and influence current sales of properties.

When a development is designed around a 24 hr security guard on duty it should remain as such until the last house is build. It was the original design.

Scrutinize those in charge before buying and make sure they don’t push their own agendas which can be a very costly result for an investor. When a developer offers certain perks such as a Caravan and trailer parking, make sure you deal with principal orientated clients with ethics who’s prepared to take responsibility in paying for such facility. When owners who make use of such facilities try all they can to not take responsibility for such facility and not prepared to put hand to paper and sign a contract on behalf of other users then you know clearly who you dealing with.

Experience taught many developers that sometimes a home owner can assume that they own the entire property and cause many issues especially if part of a click
Group of trustees.

Once homeowners move in they don’t care about other investors and how those investors will build their properties. Selfish and self centered trustees is a dangerous component.

When developing a complex make sure your rules and articles of association is clear that all rules will remain until the last property is developed.
