Applying for a Bond? Preparation Can Save Time

Once you are ready to apply, having the correct paperwork available can help avoid unnecessary delays.

For a typical salaried applicant, banks may request:

→ proof of identity
→ signed Offer to Purchase
→ recent payslip or proof of income
→ recent bank statements
→ proof of residential address
→ details of monthly income and expenses

The exact requirements differ between lenders. FNB, for example, asks for an OTP, identification, proof of residence and supporting income/bank documents, while Nedbank also lists the signed sale agreement, proof of income and recent bank statements.

Self-employed buyers should prepare for additional documentation.

Depending on the bank, this may include business bank statements, financial statements, management accounts, tax information and confirmation of drawings or income from an accountant.

One important update: being permanently employed for six months is not a universal South African home-loan requirement. Some banks also consider fixed-term employees, newly appointed employees and self-employed applicants, subject to their individual lending criteria and supporting documentation.

The better prepared your application is, the easier it is for the lender to assess your financial position.

Your Offer to Purchase Is Accepted. What Happens Next?

If your purchase is subject to obtaining a home loan, the next step is submitting your bond application within the finance period stated in the Offer to Purchase.

You generally have two routes:

→ apply directly to a bank
→ use a mortgage originator

Applying directly may suit buyers who already have a strong banking relationship.

A mortgage originator can submit one application to several banks, including your own, allowing you to compare different loan offers. Major originators such as GreenDoor Home Loans currently offer this service at no charge to the homebuyer because they are paid by the lender when a home loan is successfully placed.

Do not compare only the amount approved.

Look at:

→ the interest rate offered
→ deposit requirements
→ monthly repayment
→ loan term
→ conditions attached to the offer

Even a small difference in your interest rate can make a meaningful difference over a long home-loan term.

𝗔𝗽𝗽𝗹𝘆𝗶𝗻𝗴 𝗳𝗼𝗿 𝗮 𝗕𝗼𝗻𝗱: 𝗪𝗵𝗮𝘁 𝗔𝗿𝗲 𝗬𝗼𝘂 𝗔𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝗔𝗽𝗽𝗹𝘆𝗶𝗻𝗴 𝗙𝗼𝗿?

In everyday property language, we often call a home loan a “bond”.

More accurately, the home loan is the money borrowed from the bank, while the bond is registered over the property as security for that loan.

You then repay the loan over an agreed period, often 20 years and in some cases up to 30 years, depending on the lender and product.

Your repayments cover:

→ the amount you borrowed
→ interest on the outstanding balance
→ applicable home-loan fees

Early in the loan, a larger portion of the repayment generally goes towards interest, but you are also reducing the capital.

If you have a variable-rate home loan, repayments can change when lending rates change. As of 7 September 2026, South Africa’s prime lending rate is 10.50%.

And if repayments become difficult, speak to the lender early. A missed payment does not mean the bank simply “takes the house” immediately - debt enforcement follows a legal process.

Understanding the bond is part of understanding what you are committing to when buying a home.
