🧾 Billing Update, home owners with a secondary property!!!

Some residents who own more than one property may have noticed a new charge of R1083.63 on their July municipal bill. Here’s why:

*What is it?*
This is a once-off clawback of the Threshold Rebate for the second property you own. From July to November 2024, the City did not charge you this amount. They only started in December 2024 so now, they’ve backdated the missing 5 months.

5 months × R216.72 = R1083.60 (the 3 cents extra is likely rounding off).

*What is the Threshold Rebate?*
Usually, the City deducts R300,000 from your property’s value before calculating your monthly rates. This rebate is made up of: • R15,000 (legally required – R11.93/month)
• R285,000 (optional – R226.69/month)

Under the new 2024/25 Rates Policy, the R285,000 rebate no longer applies to second or additional properties. So, if you own more than one, you now pay that back ,and this R1083.63 is the 5-month catch-up.

Going forward, you will continue to be charged R226.69 per month for each second or additional residential property you own in Johannesburg.

This change is in the City’s approved 2024/25 Rates Policy.
