🏡✨1. Declutter everything
Pack away 30% of your stuff. Less clutter = bigger rooms in buyer’s eyes. Storage unit is your friend for now.
2. Deep clean like buyers are judging you 🧼
Because they are. Floors, windows, bathrooms, kitchen. Hire pros if you can. A clean home = cared-for home.
3. Boost curb appeal 🪴
Mow lawn, trim bushes, fresh doormat, paint the front door. 90% of buyers see your home online first, but the other 10% judge it from the driveway.
4. Neutralize + depersonalise 📍
Take down family photos + bold art. Repaint wild colors to warm neutrals. Buyers need to picture _their_ life there, not yours.
5. Fix the small stuff 🛠️
Leaky taps, cracked tiles, loose handles, chipped paint. Small repairs = big difference in offers. Nothing says “neglect” like a dripping tap.

Wash windows, replace dim bulbs with warm LEDs, pull back curtains. Bright homes photograph better + feel more welcoming.
7. Stage key rooms 🔑 🏡
Focus on lounge, main bedroom, kitchen. Add fresh towels, a throw, some plants. You don’t need a full stager — just make it feel lived-in, not lived-on.

Even if buyers love dogs. Vacuum hair, wash bedding, hide bowls/litter boxes. Not everyone shares your pet love during a viewing.
9. Mind the smells 🕯️
No cooking smells, pet smells, or heavy air fresheners. Bake cookies or brew coffee 30min before viewings. Smell = memory for buyers.
10. Get a pre-listing inspection 🧐
Know what the buyer’s inspector will find. Fix major issues upfront. It saves negotiations + builds trust from day 1.
