Q: Can a bank withdraw its home loan approval during the transfer process?

A: Yes. When the bank approves one's home loan, the approval is based on circumstances of the applicant at the moment of application. Should, circumstances change which could affect affordability, the bank can pull out after lodgement to the Deeds Office. After Lodgement, the next stage is the preparation for registration (documents been on Prep). This is the final stage towards Registration and that is when the bank can re-assess whether you are still eligible for a home loan. Should you have increased you dept burden to a point where your affordability is negatively impacted, for example by buying that new car on hire-purchase, taking a personal loan, etc. the bank can withdraw its approval and leave you with lawsuits from the seller, the agent and the conveyancers.

Life has a duration...

Salutations to followers and friends of Agent Sello. I believe you are well and are taking care of yourselves. Yes, 'taking care of yourself' in the previous sentence is a very meant and deliberate part of my salutation. Why? Because 'life has a duration'.

We all know that nothing can be done from the grave, excepts haunting the living if that's what you believe. The question that now begs to be answered is: How would you like to spend your limited time in this world?

I can't answer the question for you, but let me burst the bubble and remove cataracts by indicating that, high up on the hierarchy of important things in life are life itself and health. To sustain life and health, we need food, healthcare and protection. That has long been confirmed by Maslow. EVERYTHING ELSE BESIDES THESE IS COSMETIC.

Just like make-up, you can live a primal life without anything else that is except the bare necessities. Your mansion, your cars, your friends, your lifestyle, etc. are not necessities for life. They are just mere decoration and enhancements. They only enhance the quality of your living, not your life. One has said, just as we came to this world, we will return to the ground the same way, broke and poor.

What will be left once our duration is over will be the legacy we live behind. How many years after you have bitten the dust will your name reverberate? Now my opinion is, live your life as best as you can. Enjoy every moment of your stay in this world. Create memories. Buy the things that makes you happy. Take decisions that will ensure that your entire duration is comfortable and enjoyable, if possible.

To be specific, if these will enhance the quality of your living, please buy the house that you love, buy the car that you love, buy clothes that you love have the family that you would love, go on vacations if it's your thing, have friends who make you smile and ditch those who bring sadness into your life. Be adventurous and explorative. Take chances if you can. Go bungee jumping, go skiing, go skydiving, be unreserved, go hiking if you can, when you party, go all out and give yoursef up to the occasion. All what I have said must be done within the bounds for safety and protection of LIFE and HEALTH.

In conclusion: Live the best life. Create a legacy for your family with an understanding that they also have a responsibility to create what is truly theirs.

Start your property portfolio now, when you still can. Of all investment vehicles, property has always proved to be resilient when economic storms sweeps through.

Location, future performance and current purchase price should be strong determinants of whether to buy or not.

I found Cranes@Riverside to be a sensible purchase. One will seldom get a brand new, two bedroom apartment around Fourways for less than half a million. Cranes apartments start at R 484 800.
