Buying your first property can feel overwhelming. So many things to think about:

- There are titles.
- Prices.
- Locations.
- Negotiations.
- Legal processes.
- Financing.
- Inspections.

Here's something many people don't want to hear:

Owning property doesn't automatically make you a good investor.

A property can lose money.

It can remain vacant.

It can be difficult to maintain.

It can have poor rental demand.

It can be overpriced.

It can sit in an area with limited future growth.

Investment isn't about owning something.

Investment is about owning something that makes economic sense.

Before buying property, ask yourself:

"What is this property going to do for me?"

Income?

Appreciation?

Development?

Security?

A future home?

Land banking?

Be clear about the objective.

Then make the purchase.

Then you spend two hours every day travelling to and from work.

Now the house is costing you more than the rent suggests.

When choosing where to live, consider:

How far is work?

How much will transport cost?

How long will the journey take?

What happens during peak traffic?

Can you easily get a taxi or bus?

Is the road accessible during rainy weather?

Your home doesn't exist in isolation.

The location is part of the property.

Sometimes paying a little more for the right location saves you far more in time, fuel and stress.

"Someone else is coming to view it."

"You need to pay today."

"Just send the deposit and we'll sort out the paperwork."

Be careful.

A genuine opportunity shouldn't require you to abandon common sense.

Before paying, make sure you understand:

Who you're dealing with.

Who owns or manages the property.

What you're paying.

What the agreement says.

When you can move in.

What your responsibilities are.

What the landlord's responsibilities are.

A good property professional should help you understand the transaction, not pressure you into it.

BEFORE YOU BUY LAND

Before you fall in love with a piece of land, fall in love with due diligence.

Ask:

- Who actually owns the property?
- Is the title legitimate?
- Are there any restrictions on the property?
- Is the property properly accessible?
- What is happening around the area?
- What can realistically be developed there?
- Does the asking price make sense?
- What will the property be worth if you hold it for 5–10 years?

A cheap piece of land isn't necessarily a good investment.

And an expensive piece of land isn't necessarily a bad one.

The real question is: does the opportunity make sense?

That's where good property advice matters.
