📍 Buying Land? Don’t Pay Before You See These 3 Documents.

Many people lose money when buying land simply because they don’t check the right documents first.

Before making any payment, make sure you ask for these 3 important documents:

1️⃣ The Title Deed
This confirms who the legal owner of the property is.

2️⃣ Identification of the Seller
Always verify the NRC or company documents to confirm the person selling the land actually has the authority to do so.

3️⃣ A Recent Land Search
A land search helps confirm that the title is genuine and not affected by restrictions or disputes.

🚨 FINISHED PAYING YOUR BANK LOAN FOR YOUR PROPERTY? DON’T FORGET THIS STEP.

Many property owners think that once they finish paying their mortgage, the property is automatically free.

⚠️ That is NOT always the case.

Even after the loan is fully settled, the bank is still registered on the title until a Discharge of Mortgage is prepared and registered.

🔎 So what exactly is a Discharge of Mortgage?

It is a legal document prepared and registered to confirm that the bank (the mortgagee) has received all the money owed and officially releases the property from the mortgage.

Once registered:
✅ The bank’s interest is removed from the title
✅ The property becomes fully yours again
✅ You can sell, transfer, or use the property freely

📄 What documents are usually required?

Typically, the lodgement includes:
• Certificate of Title (COT)
• Discharge of Mortgage (and copies)
• The original registered mortgage document

💡 Important:
A DR53 form is NOT required when registering a discharge of mortgage.

⚖️ What if only part of the loan is settled?

Sometimes borrowers repay part of the loan and the bank agrees to release one property or part of the land used as security.

In that situation, a Partial Discharge of Mortgage is prepared.

This allows:
✔ One property to be released from the mortgage
✔ The owner to sell that portion
✔ Part of the loan to be settled using the proceeds
