Definition

CRE defines a piece of land or a building that is intended to be used for business activities and generate income for the owner.

Commercial Real Estate (CRE) is used for commercial activities includes but not limited to offices for companies, shopping malls, grocery shops, industrial estates, and resorts.

There are 4 main types of Commercial Real Estate (CRE) which are:

1. Office space .... used to set up offices

2. Retail space ... includes small stores, outlets, grocery stores, restaurants & cafes.

3. Industrial Space ... for companies that require workshops and production assemblies.

4. Multi-family rentals .. it involves building apartment complexies or high rise buildings that rent out living spaces to tenants.

Further, CRE may also include land/buildings that can be used for other purposes like building a hospital/clinic, lodge or a storage warehouse etc.

TIPS TO SELL YOUR HOUSE FASTER

Do you know that once you make a decision to sell your property, it is every seller's desire that the house is bought as early as possible and at the best price as possible.

In summary, here are tips on what a seller can do to increase chances of the property selling much faster.

1. FIND THE BEST BROKER

ALL REAL ESTATE AGENTS ARE THE SAME, SOME RANKS HIGH ABOVE THEIR PEERS.

When make a listing, you are encouraged to be selective with the people whom you entrust with the task of marketing and advertising your property to potential buyers.

Statistics claim that a property listed with a competent agent whose social reach is wide and broad on average sells three times faster than a property than is not placed well.

N.B. WHEN LISTING A PROPERTY FOR SALE, ALWAYS CHOOSE A REAL ESTATE BROKER WHOSE PROFILE & COMPETENCE IS ELITE & UNMATCHED.

a). When going through the listing process, they will ensure that correct property details are listed

b). Take best looking photos of the house.

c). Then, for more chances, a broker can help with sale signs, social media marketing and other services.

d). Finally, collaborating with a broker will help the seller to pick the best offer.

2. CLEAN AND DECLUTTER THE HOUSE

The second thing to do is clean and take away all unwanted garbage and waste to make it look neat and organized.

a) Washing the windows and painting the outside (if necessary)

b) Cleaning your porch and taking care of any overgrown bushes

c) Planting some flowers to make your yard look beautiful

d) Working on the toilets and bathrooms, the sinks, doors and the seals.

The idea is to make the house look as habitable and as welcoming as should be possible.

5. CHOOSE THE RIGHT PRICE

When valuing your house, choose the price according to:

Square-foot costs. To determine a home's value, it's essential to take a look at similar houses that fall within 10% of the square footage of your home.

Market pricing. To choose a reasonable price, you should look at the last comparable sales and adjust yours to the market trend. Although it seems challenging, you'll see why the prices are not constant if you take your time.
The price shouldn't be too low because people might think you're selling the house because it's not livable anymore. On the other hand, setting the price too high makes the place seem overvalued. So, carefully considering the upgrades and investments made to the house is best. Finally, don't be afraid to adjust the price whenever you feel like it or if your broker recommends it.

6. MAKE YOUR OFFER ATTRACTIVE

On the asking price you may include to cover legal costs, closing costs to the transaction, among others.

On the asking price you may take flexible terms, to allow the buyer more time to raise funds.
