Bogus Agents Tactics:

Sales:
Hoaxes and scams have not only stopped on the rental aspect of real estate but they have also resorted to duping unsuspecting buyers and sellers of property as well. Outlined below are the hints that should raise red ﬂags when processing a sale:

1) When selling price is too good to be true
2) When agent/seller refuses to disclose location of ofﬁces or when they are of no ﬁxed abode
3) When the agent/seller go AWOL on request of paperwork of the property in question
Inconsistency in the paperwork i.e. land size, description registered owners etc
5)When seller demands for funds to be deposited directly into their account without the inclusion of a reputable lawyer to handle the transaction.
6) When immense pressure is put on the buyer to sign agreement of sale and make payment as soon as possible.

The above are only but a few of the hoaxes and scams currently being used as there are new tricks concocted on a daily basis to prey on the unsuspecting. We would therefore like to urge everyone to practise due diligence and patience in property transaction in order to avoid falling victim to the ruthless conmen of our society.

Bogus agents: Tactics.

Rentals:
Unfortunately many prospective tenants have fallen prey to the many bogus agents that have mushroomed all over the place who misrepresent themselves by either advertising properties that do not exist or properties that they do not have mandates to advertise. Whilst technology has made lives easier for everyone this is inclusive of these scammers who have easy access to what is available on the market. The following are some of the hints that can alert people of these bogus agents:

1) Asking for non refundable deposit to view properties
2) When rental value is too good to be true
Being told that they cannot get a hold of the property owners
3) Being pressurised to pay for property without the proper vetting processes or ﬁlling in any paperwork under the guise that many people want to pay for the property
4) Unavailability of the “agent” after initial contact

We strongly urge tenants to search for accommodation timeously in order to avoid the element of desperation. Desperation leads oneinto taking shortcuts which will eventually cost them and it is what allows these bogus agents to thrive in our market.

Understanding the Bidrent theory looking at the Bulawayo Property Market.

The bid rent theory is a geographical economic theory that refers to how the price and demand for real estate change as the distance from the central business district (CBD) increases. It states that different land users will compete with one another for land close to the city centre.

The Bulawayo CBD is an interesting example of the theory's effects on the city because it has a concentration of property values such as Parkade centre , Fidelity Life center, and Bulawayo Centre, where rent for office space ranges from 5 to 7 dollars per square meter while the cost of retail space depends on the location and can be double or triple.

Once more, as we look at the above video, we can see that ultimately, commercial and industrial space start to appear, and Belmont, Thorngroove, and Khami Road @ Monarch swiftly follow suit. As the city's economy was booming and industry was functioning at full capacity, this setup was developed.

Lastly as we go further away from the CBD, residential properties begin to surface in all entry points of the CBD with Mahatshula, makokoba, Barham Green beginning to surface.

This theory has however it's limitations due to the special consent law given by the local authority which has seen more commercial space appearing in residential areas

👷‍♂A vessel under construction.

During the construction of magnificent storey buildings like the Burj khalifa in Dubai, Trump tower in America, and even Fidelity Life Center in Bulawayo, Zimbabwe, we observe that the architectural design and interior designs are all carried out by the project manager or owner who decides what to put in that building with regards to tiles, rooms, floors, doors, ceiling, etc. Surprisingly, if it's a 42-storey building like Trump Tower in America, we see that the construction is done one floor at a time, with the concrete being allowed to dry up before moving on to the next. The builder is unable to construct the second level without the first because of the construction procedure, the dependency of each floor allows the building to reach the 42nd floor.
The lesson of the story is to let Christ develop you and make you magnificent so that you can become the person he created you to be. Allow him to use all the tools at his disposal to sculpt you into the person you will become tomorrow. Then again, there is always a temptation to compare yourself to those who are more successful than you, and some people end up competing and acting in order to reach those levels, but the law of a vessel under construction states that it is impossible to build a third floor without first building the foundation, or the first floor, so it is no wonder that many people appear to start out doing well before crumbling in the near future because there was no floor balancing the other. Don't rush the process; Christ is erecting you little by little, one level at a time, and you're moving. Instead of dwelling on the past, be grateful for how far God has brought you.
Lastly A room that is unique and more significant than any other room in a building is always created by the builder, and in residential buildings, this space is known as the master bedroom. They refer to it as the managing director's office at the cooperative work. Accept the space that God has given you, and respect and value your individuality because no one else is like you. Receive Christ today and allow him to raise you up through the levels. Keep in mind that the older a building becomes, the more worth and prestige it gains. If you are already in Christ, stay there forever because you will grow in value from 0 to billions.
