Freehold, Usufruct and Musataha: Read This Before You Sign
Buying property in Abu Dhabi? Before signing, make sure you understand the property right being registered in your name.
Freehold - You own the property, subject to Abu Dhabi regulations and the terms of the project.
Usufruct - You have the legal right to use and benefit from a property owned by someone else. The underlying ownership remains with the owner.
Musataha - You have the right to build or develop on land owned by another party, subject to the agreement’s terms and duration.
Non-UAE nationals can acquire property rights in Abu Dhabi’s designated investment areas, subject to applicable rules.
Before paying a deposit, ask:
✓ What right is being registered?
✓ How long does it last?
✓ Can it be sold, transferred or mortgaged?
✓ What happens when the term ends?
The price matters, but understanding the ownership structure matters just as much.
At House To Own Real Estate Management, we help buyers make informed property decisions in Abu Dhabi.
