H1 2026 gave the UAE real estate market something it hasn’t had much of lately: a real stress test.

The market is becoming more selective. Buyers are paying closer attention to price, liquidity and developer quality, and Abu Dhabi and Dubai are increasingly telling different stories.

My takeaway for H2: the risks have changed how investors should buy, without yet changing my view on whether they should.
