Dubai has updated its property investor visa framework, making it more accessible and flexible for real estate buyers to secure a 2-year residency visa.
What this means for investors?
🔹Property ownership requirements:
the minimum value requirement for individual ownership has been removed.
🔹For joint ownership:
AED 400,000 per investor. Couples can combine investments to meet the minimum requirement, making it easier for families to qualify.
🔹Off-plan eligibility:
Some off-plan properties may now qualify under specific conditions, expanding investment options.
🔹Mortgage-friendly option:
investor can apply even if the property is financed through a bank, provided that a portion of the property value is paid, and a No Objection Certificate is obtained from the bank.
🔹Family sponsorship:
investors can sponsor their spouse and children.
🔹Renewable residency:
The visa can renewed as long as the property ownership conditions are maintained.
🔹Types of residency linked to property:
2-year residency visa (standard investment)
10-year Golden Visa (for properties valued at AED 2 million+)
🔹Online application process:
applications can be submitted via the DLD Cube platform.
