⚠️ Don’t fall for false promises in real estate!

Some brokers may claim they can resell your property after just the first payment or within 3 months. In reality, short-term resales are extremely rare — and many investors end up with penalties, delays, or even risk losing their property.

✅ What to do instead:

Choose projects with strong fundamentals (developer, location, view, timing).

Understand that resales usually happen closer to handover or post-completion.

Always ask your broker for proof of similar deals before believing resale guarantees.

In a market full of developers and projects, protecting your rights as an off-plan investor is non-negotiable.

✔️ Start by choosing the right developer
✔️ Always verify project registration on the DLD site or Dubai REST app
✔️ After paying and signing the SPA, your unit must be registered in the Oqood system
✔️ The Initial Contract of Sale issued by the DLD is your legal proof of ownership

📌 If your unit isn't registered within 60 days of signing the SPA — you're entitled to file a complaint.

One of the key success factors in off-plan investing is choosing the right developer. But even with the best names, delays can happen — and understanding your rights makes all the difference.

📌 Most contracts include a grace period of 6–12 months after the agreed handover date.
📌 If the delay extends beyond that, the developer may offer compensation or fee waivers.
📌 If the delay is unjustified and no solution is offered, you can escalate the matter to the Dubai Land Department.

And remember: a good broker stays with you — from booking to handover — and helps resolve any issue along the way.
