Embarking on a journey to secure your dream home or investment property in Dubai is an exhilarating endeavor. However, navigating the intricacies of property transactions, including registration fees, can seem like a daunting task. At City Scout, we're committed to ensuring that every step of your real estate journey is as transparent and informed as possible.
One common practice in Dubai's dynamic real estate market is that buyers in the secondary market typically bear the responsibility of covering all DLD (Dubai Land Department) registration fees. These fees are an essential part of the transaction process, and understanding them is key to making well-informed decisions.
Here's a breakdown of the DLD registration fees for secondary market sales:
1. Seller's Fee: The seller is responsible for a fee of 2% of the sale value.
2. Purchaser's Fee: The purchaser also pays 2% of the sale value.
3. Real Estate Unit or Villa: AED 250 fee is applicable for a real estate unit or villa.
4. Land Plot Map (Outside Dubai Municipality): For lands located outside the authority of Dubai Municipality, there's an AED 100 fee for the land plot map.
5. Unified Land Plot Map (Dubai Municipality): If your land plot map is unified with Dubai Municipality, a fee of AED 225 applies.
6. Knowledge Fee for Each Drawing: AED 10 knowledge fee is charged for each drawing.
7. Innovation Fee for Each Drawing: AED 10 innovation fee is applied for each drawing.
8. Additional Fees Based on Sale Value:
β’ If the value of the sale is more than or equal to AED 500,000, an additional fee of AED 4,000 + VAT for the service partner's fee is required.
β’ If the value of the sale is less than AED 500,000, an additional fee of AED 2,000 + VAT for the service partner's fee is applicable.
Let us illustrate it by using this Scenario:
β’ Property Sale Value: AED 1,000,000
β’ Buyer: Assuming responsibility for all DLD registration fees.
Total DLD Registration Fees Paid by the Buyer:
β’ Seller's Fee: AED 20,000
β’ Purchaser's Fee: AED 20,000
β’ Real Estate Unit or Villa Fee: AED 250
β’ Knowledge Fee (if applicable): AED 10
β’ Innovation Fee (if applicable): AED 10
In this scenario, the buyer pays a total of AED 40,270 in DLD registration fees, covering all associated costs. It's important for buyers and sellers to be aware of this common practice in Dubai's real estate market and factor these fees into their budget when engaging in property transactions.
Understanding these financial aspects ensures a transparent and well-informed property transaction process in the city.
