Today’s ground visit 📍 Dubai Maritime City
Exploring real, long-term investment opportunities for my investors.

I truly love my job as a real estate consultant—because this profession gives me the chance to understand a city from the ground level. Walking the location, observing the surroundings, future infrastructure, connectivity, views, and overall potential tells a story that no brochure or online listing ever can.

Before recommending any project, I go deep into due diligence:
• Location & future master plans
• Developer track record
• Current market pricing vs future value
• Views, unit selection & livability
• Demand drivers & rental potential
• What real value the project will actually create

Only after studying all the data, comparing options, and narrowing down the best possibilities do I take a decision.
I don’t believe in market hype — I believe in facts, fundamentals, and foresight.

I’ve been doing this groundwork for many years, not just in Dubai but earlier in India as well. One thing I’ve learned throughout my journey: online information is never enough.
As we always say — seeing is believing.

This process will continue, because my responsibility is not just selling a property, but protecting my investors’ interests and helping them grow their wealth wisely.

Spent my entire day at Dubai Islands today — scouting the best properties for my clients.

People think being a realtor is easy… but selecting the right property that gives good returns, understanding what’s around it, and keeping track of upcoming plans takes real ground work.

Today I literally walked almost the whole Island A 😄
And honestly, I loved every moment of it. This is the part of my job I enjoy the most — being on site, exploring every corner, seeing how the community actually feels. Sometimes online research just can’t capture the real vibe.

I watched how people spend their day here… families at the beach, kids playing, cyclists, the whole lifestyle.
Stopped for a Starbucks break and they even gave me a new name — Rohel 😂 (sounds like an African twist to Rohit!).

There’s something special about sitting by the beach with the sound of waves, sipping your favourite drink… it doesn’t even feel like work.

But at the same time, I’m here to make sure my clients get the best investment and a true feel of what they’re buying into.

Days like this remind me why I love what I do. ❤️
