I think the biggest opportunities are currently being generated in the Expo City. The Expo City turned from a temporary event venue to a full-fledged residential and commercial development. As per Dubai 2040 vision, trillions will be invested into infrastructure and properties. An average price per square foot in Expo City when it was initially launched in 2022 was around AED 1000 dirham. Now, the average price is ranging between 1500 to 2000 dirham, which is a massive capital appreciation. The key is the location, which is centrally located to Dubai Marina, JLT, and all the other major hubs as well. I think the best investment of 2024 and 2025 is going to be in Dubai Hills and Emirates Hills, which is also called Dubai's Beverly Hills.
A minimum 50 million and above villa is what is the key feature over there. Dubai Hills is an emerging master community, known for its green and open spaces, which is an Emaar project, centrally located with championship 18 holes. In 2017, a four-bedroom villa started at around 4-6 million.
Today, it has appreciated to over 12-14 million and is expected to reach 20 million by 2025. The key to success is getting into an area with strong fundamentals early.

Some developers are promising an 8-10% ROI for almost five years, which sounds great.
But a few things to be concerned about: they take a lot of your property upfront and they bake your ROI for 3, 4, or 5 years.
That promised rental yield may not sustain the expectation after the guaranteed period. For example, a buyer before 2020 was talked into a property that showed a 10% guaranteed ROI around 1.2 million for three years. His actual rental yield after the guaranteed period was just 5%, and his property is still worth 1.2 million.
The buyer lost a good chance for capital appreciation. The lesson: ROI is important, but capital appreciation is what builds generational wealth.

The average appreciation in 2023 to 2024 has been around 20-30% in many areas. However, 2025 is expected to show slower, yet solid opportunities.

think the biggest mistake that most of the people are making in 2025 is to calculate the ROI on today’s prices.
For example, a Palm Jumeirah prized villa bought at 20 million in 2021 is now selling for over 40 million in 2023 and probably will sell for 80 million by 2025. Where do we see the new ROI? Palm Jumeirah showed a very wild rental yield but still it showed an unmatched capital appreciation on its luxury segment.
Imagine you buy a beachfront villa around 2 million per year on a rent of 35 million. That gives you approx. 6% yield on its luxury segment.
But what about the capital appreciation? An average ROI in this segment is just 3% to 4%. The Palm Jumeirah, being the world’s icon, will always give you a better capital appreciation.
Back in 2002, when the Palm was launched, the buyers who took a chance had a massive capital appreciation on their waterfront villas. This time, the next opportunity is going to be replicated with the new Palm kind of opportunities. The price range starts with 3 million for a waterfront apartment till 40 million for a beachfront mansion.

Not every Dubai property makes money. Some never appreciate.
Here is what to avoid. The worst performers: any building around dumping or waste management areas.
It's a big no. Certain areas have oversupply of certain kind of units. Probably they may have oversupply of studios or in certain cases, few of one-bed units in large quantities as well that ultimately diminishes the overall demand of those kind of units in that area.
A biggest no: the buildings with poor facility management and low construction qualities. Buyers won't pay premium for that. For example, a studio in Discovery Garden costs around 400,000 in 2016. In 2025, still the same. 9 years kind of wasted.
Meanwhile, a one-bedroom apartment in Dubai Hills bought at around 1 million in 2016 is now worth over 2.2 million. What changes? The developer, the location with the kind of infrastructure, which pulls demand. Definitely, hospital, schools and community centers play a great role. By doing certain things right, you definitely make a lot of money in Dubai properties.
