Not every Dubai property makes money. Some never appreciate.
Here is what to avoid. The worst performers: any building around dumping or waste management areas.
It's a big no. Certain areas have oversupply of certain kind of units. Probably they may have oversupply of studios or in certain cases, few of one-bed units in large quantities as well that ultimately diminishes the overall demand of those kind of units in that area.
A biggest no: the buildings with poor facility management and low construction qualities. Buyers won't pay premium for that. For example, a studio in Discovery Garden costs around 400,000 in 2016. In 2025, still the same. 9 years kind of wasted.
Meanwhile, a one-bedroom apartment in Dubai Hills bought at around 1 million in 2016 is now worth over 2.2 million. What changes? The developer, the location with the kind of infrastructure, which pulls demand. Definitely, hospital, schools and community centers play a great role. By doing certain things right, you definitely make a lot of money in Dubai properties.
