Dubai buyers are making one expensive mistake: looking at the payment plan before looking at the price.

Before you buy off-plan, check the resale market.

What are completed properties actually selling for?
What is the real price per sq. ft.?
And most importantly — what did previous buyers actually pay?

When off-plan buyers are paying around 27% more per sq. ft., that difference needs to be justified by something real — location, quality, payment structure, future supply or genuine upside.

A shiny sales center doesn’t automatically make something a good investment.

The numbers do.

In Dubai, that’s an apartment. Here it’s a villa.

Roughly 2,240 sq ft at about AED 938 per square foot — against a Dubai market trading near AED 1,691.

Sukoon by Sanzen, Al Tay East. 859 villas around a crystal lagoon. Phase 1 sold out on launch day per the developer; Phase 2 around 50% reserved.

Before you sign: get the handover date in the SPA, ask what the payment plan costs in present value rather than per month, and check the projected service charge. Sanzen has no completed handovers yet.

Everyone in Dubai is asking the same thing right now: what happens to property prices next?

The rental market may already be giving us part of the answer.
In more areas, landlords are becoming flexible. Some are accepting 12 cheques instead of 1. Negotiation is increasing. Incentives are appearing. And rents are beginning to soften.
That matters because rent is one of the clearest signals of what is happening underneath the property market.

For the last few years, Dubai has largely been a landlord’s market. But when landlords have to compete harder for tenants, the balance starts to change.

The question stops being:
“How much higher can rents go?”
and becomes:
“How much negotiating power is coming back to the tenant?”

If rents continue to soften while significant new supply is delivered, investors need to watch what that could mean for rental yields, property valuations, off-plan pricing, investor demand and resale prices.

This does not mean Dubai is crashing.
It means the market may be moving into a more selective phase.
And in a selective market, price matters more than hype.

Most agents quote gross rental yield.

But gross yield is not what you actually keep.

Once you deduct service charges, management costs, maintenance, vacancy and other ownership expenses, the number that matters is your net rental yield.

A property showing 8% gross yield may look attractive.

But if the real net yield is 5.5%, that is the number you should be comparing against other investments.

Before buying, always ask:

What is the gross yield?
What are the annual service charges?
What are the expected running costs?
What is the realistic net rental yield?

Because the headline return is not always the real return.

Know the net number before you buy.

AED 2 million does not get you UAE citizenship and it never has.

What it may qualify you for is a 10-year Golden Visa, subject to the applicable property and eligibility requirements.

That is residency not citizenship.

And one of the major advantages is that the Golden Visa generally does not require you to live in the UAE full-time to keep the residence valid.

So the real benefit is flexibility:

Own qualifying property.
Secure long-term UAE residency.
Travel in and out without a traditional minimum-stay requirement.

But let’s call it what it is.

Golden Visa ≠ Citizenship.

NO You cannot suddenly start paying you rent monthly in Dubai.
The new Flexi Rent initiative is voluntary. If your landlord or building management has not joined the program, your existing rent payment structure doesn’t not automatically change.

The initiative itself is positive, the problem is the way it’s being reported. Flexibility was introduced not universal monthly rent.

Good news doesn’t need to be exaggerated.

🚨 A 20/80 payment plan doesn’t make a property cheaper.

It only delays the hardest part.
You pay 20% during construction but the remaining 80% becomes due at handover.
The biggest mistake investors make?

Buying today and assuming the bank will automatically finance the full 80% later.

Mortgage approval is never guaranteed. Your eligibility depends on your income, existing debts, credit profile, property valuation, project status and the bank’s lending criteria.

If the bank approves less than expected, you must cover the funding gap yourself.

Before reserving a 20/80 off-plan property in Dubai, always ask:

1. How much cash I will need at handover?
2. Can I qualify for the required mortgage ?
3. What happens if the bank values the property below my purchase price ?
4. What is my backup plan if the bank finances less than expected ?

Remember:
A payment plan changes when you pay not what the property costs.
