Until a few years ago, Indirapuram was a distant suburb in the National Capital Region (NCR). But the advent of the Metro rail to Ghaziabad changed the game. It takes 15-30 minutes to reach Indirapuram from Vaishali Metro Station, at a distance of 3-4 km. There is another option for all those for whom Vaishali Metro Station is not convenient. Kaushambi Metro Station is at 4-5 km and can be reached in 20-45 minutes. Once at these metro stations, you can access almost all major parts of New Delhi, Noida and Gurgaon.
You can expect a compact 600-sq ft apartment for Rs 18-20 lakh in the locality without compromising on facilities.
The range of options does not end at Indirapuram. Within a budget of Rs 20 lakh, you could go further to Raj Nagar Extension. Here, you might get a bigger apartment at the same price. You could get a decent-size 2BHK apartment if you stretch your budget by 20 per cent to Rs 25 lakh. “Raj Nagar Extension is largely a middle-income group destination. Most projects are coming up with properties in the range of Rs 25-35 lakh,” says Gaurav Gupta, joint secretary, Raj Nagar Extension Association.
On the livability quotient of the area, Gupta says, “The main arterial road is fully functional and internal roads are coming up fast. The Ghaziabad Development Authority (GDA) recently approved a sum of Rs 200 crore for the development of internal zonal roads. There is no problem with water supply to the area.”
Moreover, several physical infrastructure projects have been proposed for Raj Nagar Extension and many of them are in the pipeline. For instance, a proposal to link NH-24 and NH-58 has been under consideration. The area will become further accessible with the proposed 3-lane bridge over the Hindon River on GT Road. The project to widen the 6-lane road to 8-lane from Dabur T-junction to Meerut T-junction via Mohan Nagar and NH-58 is also underway.
Another advantage for a home buyer here is that these locations have a number of ready-to-move-in properties, and a buyer need not wait for the completion of the projects. According to Vijay Kumar Jindal, chairman and managing director, SVP Group, “Ghaziabad is one of the best place for end users. Raj Nagar Extension will soon be ready with more than 3,000 apartments in multi-storey buildings.” Some projects in Raj Nagar Extension have already given possession and a number of families have already moved in, adds Gupta.
