A Dubai off-plan DLD fee waiver can reduce a real purchase cost. But it should not decide the purchase.

Dubai Land Department’s current initial-sale registration service lists 2% of the sale value for the seller and 2% for the purchaser, together with the applicable fixed fees.

When a project is promoted with a “4% DLD fee waiver,” verify:

• Which project and exact unit qualify
• Whether the complete 4%, a partial amount or a later rebate is covered
• The saving in both percentage and dirham terms
• The booking and payment deadline
• Whether the reservation form, cost sheet and SPA record the same benefit
• Which administration or other applicable charges remain payable

A verified waiver may improve the net acquisition cost. It cannot correct an unsuitable unit, an inflated entry price, an impractical payment schedule or a weak future exit market.

Verify the saving. Then judge the complete deal.

Most Dubai off-plan buyers do not struggle because there are too few projects. They struggle because too many projects appear suitable at the same time.

My shortlisting process is designed to eliminate options before recommending them.

I begin with the buyer brief:

• Investment objective or end-use requirement
• Expected holding period
• Handover timing and liquidity needs
• Preferred property type and decision constraints

Then I test each Dubai off-plan property against six filters:

1. Complete capital exposure—not only the booking amount
2. Future end-user or rental demand
3. Competing supply expected near handover
4. Unit layout, position, density and running costs
5. Developer ex*****on evidence and official project information
6. Current entry value and the likely future exit market

Dubai REST can be used to review available project information such as status, completion percentage, actual project photographs and escrow details. The sales agreement, payment schedule and assignment conditions should also be reviewed before making a decision.

A shortlist is not a collection of attractive brochures. It is a structured process for removing the wrong options.

Save this framework before comparing your next Dubai off-plan investment.

Palm Jebel Ali Frond F should not be compared by bedroom count alone.

Official project information identifies two different waterfront villa collections:

• Beach Collection: 5–6 bedrooms, approximately 7,500–8,500 sq. ft.
• Coral Collection: 6–7 bedrooms, approximately 11,500–12,500 sq. ft.

The larger villa is not automatically the better purchase. Before moving forward, I would compare:

1. The exact position along the frond
2. Sunrise or sunset orientation
3. Beachfront width and plot proportions
4. Internal circulation and usable layout
5. Privacy from neighbouring villas
6. Net acquisition cost and price per square foot
7. Payment exposure before handover
8. Resale, assignment and holding-period fit

Scarcity can support attention. It does not remove the need to select the right unit.

Choose the villa position-not only the collection name.

A new launch may suit a buyer who wants:

• A broader initial choice of units, floors and layouts
• A longer period before handover
• An earlier position in the project timeline
• The opportunity to compare launch pricing with relevant alternatives

An ongoing-construction project may suit a buyer who wants:

• Visible construction progress to review
• A shorter remaining period before handover
• More current evidence about project delivery
• A clearly understood remaining payment obligation

Before deciding, compare:

• The current price and price per square foot, not only the original launch price
• The official project status and completion percentage
• The exact amount payable before and at handover
• Current unit availability and layout quality
• Expected end-user or rental demand at completion
• Resale or assignment conditions

Dubai REST provides off-plan project information including completion percentages, project photographs, escrow details and owner payments due. Use current official information and the project documents before making a decision.

A strong developer name can be an important part of a Dubai off-plan property decision. But reputation alone does not tell you whether a particular project, unit or entry price fits your objective.

Before shortlisting a project, compare:

• The project’s registration, escrow details and current status
• The location, accessibility and planned infrastructure
• The total property price and price per square foot
• The unit type, layout, view and surrounding supply
• The payment schedule and total amount due before handover
• Expected end-user or rental demand
• Applicable service charges and ownership costs
• Resale or assignment conditions and competition near handover

Dubai Land Department provides project-status and off-plan information through Dubai REST, including construction progress, project photographs and escrow details. Use official information and the project documents alongside the developer’s marketing material.

The right developer matters. The right project, price and unit matter too.

Dubai off-plan payment plans are easy to compare incorrectly.

A 50/50, 60/40 or 70/30 headline shows how the property price is divided. It does not show the full timing of each instalment, the complete cash required before handover or whether the final obligation fits your finances.

Before choosing an off-plan property in Dubai, compare:

• The total property price and price per square foot
• The booking amount and total payable before handover
• The dates and frequency of every instalment
• Whether payments are date-linked or construction-linked
• The amount due at handover and how you plan to fund it
• Applicable DLD registration, initial contract/Oqood and developer charges
• Whether additional payment flexibility changes the total price

No payment plan is automatically the best. The better structure is the one that fits your cash flow, purchase objective and the complete value of the property.

Use the developer’s official documents to verify the exact schedule and applicable charges. You can also review registered project information through Dubai REST.

Dubai off-plan payment plans are often reduced to one ratio: 50/50, 60/40 or 70/30. But the split does not tell you when each instalment is due—or whether the schedule fits your cash flow.

In their common form:

• 50/50 means 50% before handover and 50% at handover.
• 60/40 means 60% before handover and 40% at handover.
• 70/30 means 70% before handover and 30% at handover.

This does not make one structure automatically better than another.

A 50/50 plan may preserve more capital during construction, but it leaves a larger completion payment. A 70/30 plan reduces the handover balance, but requires more capital before completion. A 60/40 plan sits between the two.

Before selecting a payment plan, compare:

• The booking amount
• Instalment dates and frequency
• Date-linked or construction-linked payments
• The total amount payable before handover
• Your expected funds or financing at completion
• The property full price and value

Always review the developer's exact schedule because structures can vary between projects.
