Two people can buy property in the same city, around the same time, with a similar budget.

Yet one ends up building real wealth while the other simply owns a property.

Wealth builders buy with a plan.

They know why they are buying.

They understand their cashflow.

They think about risk.

And most importantly, they think about their exit before they enter.

A property is not an investment simply because you bought it.

It becomes an investment when it moves you closer to your long-term financial goals.

𝐂𝐥𝐢𝐞𝐧𝐭 𝐀: An investor from Pakistan. Owned 2 off-plan units. Called me in a panic. Wanted to assign both at a loss. I walked him through the escrow protections, the construction progress, and the comparable pricing data. He calmed down. He held.

𝐂𝐥𝐢𝐞𝐧𝐭 𝐁: A family from the GCC. Had been watching the market for 18 months. Called me and said: “We’ve been waiting for exactly this kind of moment.” They purchased a 3-bedroom villa off-plan at 12% below what the same unit was selling for in January. Cash deal. Closed in 10 days.

Both were right for their own situation.

Fewer deals than last April. Higher prices than ever.

The 22% volume drop everyone is talking about? It looks very different once you see the full picture.

Primary villa prices are up 42% year on year. Price per sq metre just hit $5,393. And three apartments sold above $30 million in a single month.

The Volume of Real Estate Transactions with Off-Plan Properties in Dubai Increased by 63% Year-on-Year*l

According to the Dubai Land Department (DLD):

172,069 property transactions worth $135 billion were completed (Jan 1 - Dec 15).

Overall growth: +37% volume and +29% value vs. 2023.

Transaction Breakdown:
Existing Properties: 68,211 deals, $76 billion (+11% volume, +19% value).

Off-Plan Properties: 103,858 deals, $59 billion (+63% volume, +46% value).

Highlight:
DAMAC Properties sold $2.7 billion worth of units in 10 hours at DAMAC Islands (3,100 units across 6 clusters: Maldives, Bora Bora, Seychelles, Hawaii, Bali, and Fiji).

We have to get rejected so many times that it no longer fazes us.
Geez. That sounds like a tough road, right?

Well, start small. Start with sending a message to a member of your Facebook group. That’s not too big a deal, right?

And do that 100 times – or however many times you need to do it until you feel comfortable – until you don’t think twice about doing it.
Then, move on to doing live streams on Facebook.

And work your way up to bigger and bigger challenges in the fit-pro industry.
Finally, when you’ve built up total immunity to rejection, you’ll have the confidence to book and do consultation calls.

The good news is by the team you reach this stage, the answer won’t matter.
You’ll ask the next person if this person says no.
You’ll truly be inoculated against rejection.
