The first home! After a 2.5 hour drive, we made it to see the property. There were feelings of excitements, nerves, (and fatigue), but ready to get the work done. 🏠

TIP: notice how I didn't say 'our' - that's leaving the attachment side out of it. Look around the house, make sure everything is in order before you start renovating! Move out any parts that you can into the garden to avoid obstruction if you plan on getting workers into the property, and get a good night's sleep!

Especially if you're working a full-time role to support your property development business.

Following on from the show on - after we got the keys to the house, we made a plan to travel down to Nottingham after work - although its a tiring process, if you manage your time and prepare yourself for the day, then it's better than rushing around and forgetting things!

The day won the auction for their first property in Nottingham 🔔

TIPS:
1. Research an area that property prices are going up in value and short-list if you're going to auction.
2. View the property, count your expenses, and potential profit, then read the full legal pack.
3. PRINT the pack and highlight important parts which may come up after purchasing your property.

"As this is a competition, there wasn't enough time to drive and view every single property so analysing the legal packs thoroughly was the only thing we could do. After missing out on the first two houses on auction, the 3rd time, we got it!"

✅ TIP: don't get too attached to the house you see value and potential in as if you buy on auction, anything can happen.

When you view houses, spend time researching the area, going through legal packs and driving for hours across the other side of the UK, it is tough to detach yourself from the house if you don't get it. Losing the auction for the Newcastle house was hard, however, better in the long run especially for the competition 🏘
