Dubai Real Estate 101 - Offplan vs Ready Property, where would you put your money and and for what?

Sold this unit to my client at AED 1.6 million 😳 in 2019. Almost ready now, project delayed a little bit, but within expected timeframe (let’s not even get into the debate of other developers using the Covid as an excuse for their delays) shall be handed over in March 2023 and I sold it again at AED 2 million 😌

Funny enough, my client only paid 40% of the AED 1.6 million, that’s like what? AED 640,000 plus the usual 4% DLD fee of 64,000 bringing his total, out of the pocket cost to AED 704,000

What are his gains now that he just transferred the property to the new buyer? He made a net gain or ROI of 56.8% and yeah!! I know I said net ROI cos he bought directly from the developer Meraas a phenomenal developer changing the phase of real estate in dubai
