Average fixed mortgage rate in UAE is 4.25%. This might change. Since our currency is pegged to the dollar, rates in US will determine our interest rates as well.

This month US central bank has left the policy rate unchanged at the 4.50%. This rate will fall if US inflation falls. Last month US inflation came to 2.4%. Trumpโ€™s tariffs will increase this figure though. The forecasts call for inflation of roughly 3%, up from the 2.7% predicted in March. Fed chairman Jerome Powell said the bank was braced for prices to rise more quickly in the months ahead as firms start to pass on the cost of tariffs to their customers.

On the other hand, higher rates are a threat to the US economy. Projections released by the US Fed showed that policymakers, on average, are expecting US economic growth to slow to 1.4% this year, down from 2.5% last year and the 1.7% they were forecasting in March. Therefore, Fed projections imply 0.5% rate cuts in 2025, 0.25% in 2026 and 0.25% in 2027. Which means our mortgage rates will fall at same rate.

RATE CUTS ARE HELD BACK AGAIN!

Will the interest rates fall? Well, the dramatic fall in inflation in the West and the GCC tells us they should. Rate-cuts were to start in March, US fed and GCC central banks being the first ones to cut. However, we have a road-bump. US inflation in Dec was 3.4%. Bloomberg had forecast the Jan inflation at 2.9%. But Tuesdayโ€™s inflation report showed Jan inflation at 3.1%. So, what now?

Core-inflation, a closely watched measure that strips out volatile food and energy prices, was 3.9% in January, in line with the previous month. US Fed said last month that they expected to cut interest rates three times this year, but they will be watching the data closely. Tuesdayโ€™s figures showed that while the ongoing trend of deflation in core goods continued, inflation in services remained strong. When will they cut?

Following Tuesdayโ€™s release, the likelihood of a rate cut in May has now fallen. Expertโ€™s prediction of a rate cut fell from 50% to 30%, while the chances of a cut in March were almost fully 0%.

Are the higher rates staying longer!

US added 353,000 jobs in Jan. March as well as May rate cut by US & GCC Central Banks is now off the table. US data also showed higher hourly earnings, a sign of stagflation: high inflation with low growth.

Cutting rates prematurely could risk an inflation surge. With high rates the economy is expected to slow down and people are supposed to lose jobs en masse. That has yet to happen. But waiting for 2% inflation to cut rates would be too late. Since inflation takes awhile to be affected, you risk a needless recession.

The latest IMF estimates show diminished chances of a global recession. But risks remain. Energy prices could easily rise due a Middle East conflict. Consumer spending could slow, high rates could really bite, dislocating vulnerable sections of the economy. On the other hand, with upcoming US elections US Fed canโ€™t wait too long to lower rates. It could be seen as intervening in politics. Starting a rate-lowering cycle by June seems to be the right timing โ€“ for US as well as UAE.

Dubai economy & real-estate update

UAE had a 2.7% GDP-growth last year. This year the growth will be a higher 4.8%. Real estate industry is growing as a result. 36,000 new units were delivered in 2023, taking the total freehold stock to 719,000. 34,000 units will be delivered this year. Less than 10% of these are villas.

Of all the transactions in 2023, 53% were ready properties while 47% were off-plan. Total number of under construction units currently are 77,000. These will be finished by 2028, which means a supply of only 13,000 units per year. More will be added in coming months and years; however, it will still be below the historic average of 30,000 units per year.

Average property prices grew by 19% last year. They are now 30% higher than prices in Q1 2020. However, apartment prices are still 10% below the 2014 peak. Villa prices have risen by 57% above the Q1 2020 figure. They have surpassed the 2014 peak by 9%.

Dubai South was the best performing townhouse community with an 84% appreciation since 2020. Townhouses in Dubailand appreciated by 53%.

Will they cut Interest rate this year?

Will 2024 see our interest rate reduced? Depends on what the US Fed does next.

As per the recently revealed meeting-minutes, most Fed officials wanted to keep borrowing costs high for some time. US Fed rate is at 5.25% โ€” a 22-year high. They had expected to make three quarter-point cuts over the course of 2024. Rates would end 2024 between 4.5% and 4.75%. Officials expected rates to fall farther in 2025, ending the year on 3.5%. This was based on inflation falling to 2.4% this year and 2.2% in 2025, before hitting the the Fedโ€™s 2% goal in 2026. Unemployment was expected to tick up only slightly, from 3.8% now to 4.1%.

But this weekโ€™s US job-report shows 216,000 jobs were added last month. Much higher than expected. More jobs mean higher wages, resulting in higher inflation. The report absolutely argues against the expectation of early and aggressive rate cuts from the Fed this year. US unemployment remained at 3.7 per cent in December. Fed officials still worry pay-growth at 2023โ€™s rates will make it more difficult to bring inflation back down to their 2 per cent goal. Expect UAE rates higher for longer.

INTEREST RATES COULD FALL BY 2.75%

UAE rates are tied to US. The US CPI rose just 3.2% after 3.7% reading in September, means inflation is on target. The Fed could start rate cuts in May and drop from current 5.25% to 4.25% by end of 2024. UBS expects a more aggressive rate cut by 2.75% as US tips into recession. The Swiss bank says that support will drop as disinflation and rising unemployment will weaken US economy.

Despite the most aggressive rate-hiking cycle since the 1980s, US GDP expanded by 2.9% over three quarters. However, the expansion bears the increasing weight of higher interest rates. Credit and lending standards appear to be tightening and Labor market income keeps being revised lower. Average familiesโ€™ spending looks higher than income. The growth from fiscal impetus in 2023 will fade next year, while household savings are โ€œthinning outโ€.

US Private sector will feel the effect of rate hikes next year, resulting in rising unemployment. UBS expects the US economy to contract by half a percentage point in the middle of next year, with annual GDP growth dropping to just 0.3% in 2024 and unemployment rising to nearly 5% by the end of the year.

How the two wars could effect our property-market!

Emerging markets have experienced some of the worst scarring from the pandemic, resulting in lower growth than had been projected. China, which gets half its oil imports from the Persian Gulf, is struggling with a collapse in the real estate market and its weakest growth in nearly three decades. Tensions between the United States and China over technology transfers and security only complicate efforts to work together. And now we are facing two wars.

Israel is an American Proxy. Hamas and Hezbollah represent Iran, which in effect is a proxy of Russia and China. Missteps, poor communication and misunderstandings, could push countries to escalate even if they didnโ€™t want to.

Middle-East contains 48 per cent of global proved reserves and produced 33 per cent of the worldโ€™s oil. A fifth of world oil supply passed through the Strait of Hormuz. This is the chokepoint of global energy supplies. So far, the effects on oil prices of the war in Gaza have been modest. But his war could expand. Post-pandemic recovery had just started, and now we are faced with two wars. Every $10 rise in oil reduces growth by 0.1% and increases inflation by 0.2%. If the war broadened, oil prices spike, from about $85 currently - to $150 a barrel
