The Dubai property market entered Q2 2026 without a structural break after two months of geopolitical disruption. But the market is not moving freely either.

Secondary apartments face the most near-term pricing pressure. Villas and prime residential are holding. Rental yields above 7% continue to attract institutional and yield-focused buyers.
The gap that opened between what buyers expect to pay and what sellers will accept is still there. Dubai's fundamentals remain sound. Whether that gap closes depends on the regional environment stabilising through the rest of Q2, and that is not something the current data can confirm.

Moody's said Dubai hotels would hit 10% occupancy.

We went to the JBR and The Palm to check. Weekend rates: 50 to 80 percent.

Coffee shops full. Restaurants busy mid-week. Families driving in from Saudi Arabia, Jordan, Abu Dhabi, Sharjah.

The data missed the road traffic. It missed the domestic spending. It missed the Indian and Eastern European visitors who come back every year and are staying longer this time because Dubai luxury now costs less in real terms.

Dubai is not empty. It rotated.
