A private client came to us holding four Dubai assets, all in two adjacent communities, all sitting on the same exit horizon.

On paper the portfolio looked diversified. In structure, it was carrying the same risk four times over.

Forty five minutes surfaced what the numbers alone had not. One asset was flagged for sale before a wave of new handovers in the same area pushes resale prices down. One was confirmed as a long hold.
