Hi Fellow Hosts,

My partner and I have come up with a practical “house rules” MUST READ plan. This product has been very useful for my properties over the last few months and because we want to improve the STR market we are giving it to everyone in this group for FREE.

It's a customized wifi QR code and when guests scan it for WiFi they're taken to your house rules. Only once they read your house rules, they're able to access the WiFi password.

It's reduced guests calling me and my wife for WiFi details and given us some peace of mind knowing they've at least seen the house rules again once they're in any of our properties.

Think Like A Guest!

Thinking like a guest is one of those things that seems so simple, yet it’s something many hosts don’t think of. It can lead to you making improvements that may effect your Airbnb ranking.

Ask yourself questions like what do you look for when you travel? Do you want free parking? Free WiFi internet? Do you want two single beds
because you’re travelling with kids?

When it comes to the property location,
what do you want to be near? Do you want
to be close to downtown? Near shops and
restaurants?

If you are asking certain
questions, you can bet other guests are too.
So think of everything you can and be sure
to optimize your listing description to
reflect it.

More Bookings!

By now you’re starting to realize that Airbnb is a numbers game. Increasing your conversion rate will dramatically improve Airbnb ranking.

Airbnb define conversion rate as the number of people who go on to make a booking after viewing your profile. In this section I want to cover how to
increase your conversion rate.

The Airbnb ranking algorithm is a complex beast and there are two angles to look at. One is things you cannot change (eg. listing type, location etc),
and things you can change.

There are a number of factors you can change, such as your listing description, for example. You can increase your bookings by improving on two factors.

One, bringing more people to your page. And two, keeping them on your page as long as possible.
You need to create a smooth booking experience. The easier you make it for people to book your property, the more your conversion rate will
increase.

As a result, you’ll see your Airbnb ranking improve.

Is being an Air bnb host worth it?

Before getting in to this game, there are plenty of things you need to consider first. You really need to ask yourself is hosting Airbnb worth it?

Being an Airbnb host takes up a lot of time, trust me. Sure, it’s a lucrative business, but the time it takes will take a toll on you.

So you need to ask yourself ‘do I have time to be an Airbnb host?’. Otherwise you may need to consider hiring staff, or a company to run your listing. That takes me to my next point – the financial cost.

The biggest financial cost will be the initial set up costs. For example, furnishing your place. Other ongoing costs include utility bills such as gas, electricity, insurance, internet, etc. And with each booking Airbnb take a 3% cut from your earnings.

Finally there are staff costs, should you hire a cleaner or property manager. This is more for time poor Airbnb hosts, which I explained above. You should also look at how taxes work in your country as well.

Communication!

Communication is crucial to getting yourself better reviews on Air bnb. If you don’t communicate with your guest during their stay, it’s a recipe for disaster.

I’m a big fan of sending three messages; the check in, the check up, and the check out. If you do this, I guarantee you that you’ll get better reviews straight away.

Accurate Listing!

You simply must provide an accurate description of your property. I cannot stress this point enough, include everything! Good or bad, big or small.

It’s so important to get right. Perhaps you have a property next to a main road with lots of traffic noise?
Or maybe you don’t have air conditioning? You may even have an old house that has rattly windows.

Therefore list these flaws in your
listing! You may think that by including these things in the listing may scare off potential guests, but it will help you in the long run.

If a guest uncovers any nasty surprises
during their stay, you can bet your
bottom dollar they’ll let you know in
their review.

An accurate listing can
help you avoid this happening.

Get Good Reviews!

To succeed in this game you really need to get great reviews. By that, I mean 5-star reviews. I’d rate this as one of the best ways to improve your Airbnb ranking without fail.

Good reviews mean guests like your place. It also means that potential guests will see this and increase your chances of getting a booking.

This means more money for Airbnb which in return means a higher ranking for you. Sounds easy doesn’t it?

Guests have six areas they will rate you on
after their stay. You’ll be rated on accuracy,
communication, cleanliness, location, check in and value.

Get Good Photos!

This is one that really does my head in! Do not skimp on photos, I repeat do not skimp on photos.

If there is one key way to improve your Airbnb ranking, then getting high quality photos is the way.

Think about it. Would a listing with amazing photos stick out more to you when searching for a property?

Or would a listing with crappy low contrast photos taken on an old iPhone stand out more? It’s a no brainer if you ask me.

Better photos draws more views, and more views increases the chances of getting a booking.

More user activity on your listing = a great way to improve your Airbnb ranking.

New Listing Boost

New Airbnb listings will receive a temporary
rankings boost. You need to take advantage.

It makes perfect sense. Airbnb want to encourage you to keep hosting, so the new listing boost a good way of doing this.

In other words, your property will get a boost
in rankings ahead of more established listings.

You’ll likely get a flurry of views when you
first list your property, so make hay while the
sun shines.

Take advantage by offering lower
prices than your competitors and build a
reputation.

At least until you build up some
reviews anyway.

During this period you want to work on
getting awesome reviews so it puts you in
good stead.

Once the boost period wears off,
you’ll be on your own to boost your rankings.
So when does the new Airbnb host boost
wear off?

There is no way of knowing for
sure, but they have hinted it’s around 2-3
weeks. More than enough time to kick things
off!
