Palm Jebel Ali is no longer just a masterplan.

More than AED 13B has already been awarded in construction and infrastructure contracts, and the first villa handovers are scheduled to begin from late 2026 and continue through 2027.

That matters because the investment story is starting to change.

At the beginning, the question was whether the vision would actually be delivered.
Now the question is different:

What happens as this much new waterfront moves from plan to reality?
Palm Jebel Ali is adding 120 km of coastline and more than 90 km of beachfront to Dubai.

For me, that makes it less of a concept play and more of a timing play.

Not because every property there will automatically perform well.
But because the area is entering the phase where infrastructure, homes and real occupancy start replacing renders.

That’s usually when a market becomes much easier to read.

Al Jaddaf is one of those areas that makes more sense when you look at the numbers.

Around 11,000 jobs from just two major developments — DEWA’s new headquarters and the planned Urban Tech District — against fewer than 10,000 apartments across Al Jaddaf and Jaddaf Waterfront, including supply still under construction.

Then add two Metro stations, waterfront living and a central location.

That doesn’t automatically make every property here a good investment.
But it does create a supply-and-demand dynamic worth paying attention to.

Dubai’s flying taxis are getting closer to becoming part of the city.

The first air-taxi vertiport at DXB has now been revealed and certified for eVTOL operations, with commercial services expected to follow.

But the aircraft itself isn’t the part I find most interesting.

It’s the infrastructure being built around it.

A journey from Dubai International Airport to Palm Jumeirah is expected to take around 10 minutes by air, compared with roughly 45 minutes by road.

That changes the way we think about distance inside a city.

And Dubai has done this before: infrastructure is often built ahead of the demand it is designed to serve.

Metro lines. Airports. New roads. Entire districts.

Now, potentially, another layer of urban mobility.

For me, that’s the bigger story.

Not that taxis will fly.

But that Dubai is already building the city in which they can.

Dubai Islands is interesting for one simple reason:

The scale is already there. The maturity isn’t.

Five islands. 57 km of coastline. 21 km of beachfront. More than 231,000 planned residents.

But those numbers alone don’t create a good investment.

What matters is what happens next.

Residents have to move in.
Hotels and hospitality have to create activity.
Retail and leisure have to give people reasons to stay.
Connectivity has to make the area easier to access.

That’s how a destination becomes a real market.

And this is also why buying early doesn’t automatically mean buying well.

Entry price, micro-location, developer quality, what gets delivered around you and future exit demand still matter.

The opportunity isn’t simply being early.

It’s entering at the right point before the area fully matures.

€500K can behave very differently depending on where — and why — you invest it.

Marbella’s value isn’t just in the property. It’s in what can’t easily be recreated: established luxury, prime-location scarcity and decades of international lifestyle demand.

Dubai is a different play.
Income potential, tax efficiency, flexible entry structures and a city still adding people, businesses and infrastructure create a very different environment for capital.

So where would I put the €500K?

That’s the wrong first question.

First decide what you want the money to do. Then choose the market.

A Golden Visa can be a great benefit of investing in Dubai. But it shouldn’t be the reason a bad investment suddenly looks good.

For eligible property investors, an investment of AED 2M or more can provide a pathway to a 10-year UAE Golden Visa — bringing long-term residency and the ability to sponsor family members.

That’s valuable.

But I’d still analyse the property exactly the same way:

Does the location make sense?
Where will the demand come from?
Am I entering at the right price?
What does my exit look like?

Because ideally, you’re getting two things:
an investment that makes sense on its own — and the residency benefits that come with it.

The visa is an advantage.
It shouldn’t be the investment strategy.

When people think “prime location” in Dubai, they usually think about where the city is busiest today.

But Dubai doesn’t develop around one single centre.

As the city grows, new areas are being built around their own mix of homes, offices, transport, retail, schools and lifestyle infrastructure.

And that matters when you’re looking at property.

Because sometimes the opportunity isn’t in the location everyone already wants.

It’s in understanding where people will have a reason to live, work and spend their time next.

That’s why I look beyond the building itself.

What infrastructure is coming?
What businesses are moving there?
What will bring people into the area?
And most importantly — what will make them stay?

A prime location isn’t just a famous postcode.

It’s a place with reasons for demand to exist.

Dubai chose a different approach.

Where does your money actually go when you buy an off-plan property in Dubai?

One of the biggest misconceptions is that your payments go directly to the developer.

They don’t.

When you buy an off-plan property, your money is deposited into a regulated escrow account linked specifically to that project.

The developer doesn’t simply withdraw funds whenever they want.

Payments are released progressively as construction reaches approved milestones, under the supervision of Dubai’s regulatory framework.

That creates an important layer of protection for buyers.

But here’s the part many people miss:

Escrow protects the process.

It doesn’t automatically make every project a good investment.

That’s where due diligence comes in.

Choosing the right developer, location, payment structure and long-term strategy is just as important as understanding how escrow works.

Good investments aren’t built on one layer of protection—they’re built on both.

The best consultants don’t sell. They diagnose.

People often think my job is to recommend properties.

It isn’t.

My job is to understand people first.

Just like a doctor can’t prescribe treatment without understanding the patient, I can’t recommend an investment without understanding the investor.

Every recommendation starts with a conversation.

Before we discuss projects, prices or payment plans, I want to understand:

• What are you trying to achieve?
• When do you need this investment to perform?
• How much capital do you actually want to allocate?
• How comfortable are you with risk?

Those answers matter far more than the first property you see.

A property is the prescription, not the diagnosis.

The exact same apartment can be an excellent investment for one person…

…and a terrible decision for someone else.

There is no universally “best property.”

Only the property that best fits your objective, your timeline and your strategy.

That’s why the conversation always comes before the recommendation.
