Manage, Lease, Buy, or Sell properties (Residential, Commercial, Retail, Industrial, and Hospitality) for clients. Accompany Owner, Buyer, Seller to property site for inspection, assist them how to best promote their properties to attract advantageous offers, discuss conditions of Lease / sale and Collect full details of property, obtain high quality pictures and description of property to advertise through a variety of marketing techniques in newspaper, digital social media & digital media. Appraise the value of properties by thoroughly researching the market or past purchases, arrange viewings present properties to potential clients and address questions or concerns. Supervise / Draws up on the Letters, Tenancy contract, Agreements, MOU and any enquiries / issues with tenants or owners. Mediate the dealings between sellers and buyers ensuring good conduct and the honest exchange, Provide information regarding legal guidelines. Build awareness and knowledge of the property market in UAE and study factors influencing property market, studies property listings to become familiar with properties for sale and Lease. Business Development to grow the company’s portfolio / Selling ready and of plan properties. Ensuring all terms in the management contract are compliant and completed. Dealing with Dubai leading Developers and selling their projects. Regular follow up with clients, buyers, owners and agents on their inquiries. Reviews trade journals, attend staff and association meetings to keep informed of marketing conditions, property values, and legislation which would affect real estate industry. Source potential investors and establish/maintain a good work relationship. Supervision on all aspects of the property condition, Arrange facility management services. Assist buyer and seller in obtaining pertinent information or services, such as finance, maintenance, repair, or obtaining an appraisal, Dewa, DU, Etisalat and Ejari. Complete handovers and snagging services and spot check on properties / Inspect properties to determine if repairs are needed and notify the owner. May prepare closing statements, oversee signing of real estate documents, disburse funds, and coordinate closing activities. Aware and knowledgeable of Dubai property developers and Real Estate Terms and Conditions. Attend “Property nature” events (such as exhibitions, property launching, presentations, seminars…etc). Regular user of internet for research and leisure. Source property inventories from property owners and real estate agents. Attend to inquiries (of the following nature: leasing, sale, re-sale, property valuation, Dubai Property Tour…etc) professionally, to maintain a high standard of service. Monitoring performance and improving team results. Train, lead and guide team members / Assist and support the property management team. Dealing with difficult clients and challenges including legal/government authorities and Police, take legal action against payment defaulters. Accompany Owner/ Buyer / Seller during visits to and inspections of property, advising them on the suitability and value of the homes they are visiting. General office and record updating.
