In a month where my team were no. 1 in the company, many personal bests and a record month for the team set, there was some really noteworthy projects launched and master plans unveiled.

Whilst many headlines talk about records, I took the time to profile buyers to understand why they are investing now and / or upping sticks and moving to Dubai in the coming years.

Truth is that there isn't a sufficient number of properties to accommodate people / families moving to Dubai in CERTAIN segments, which is driving the demand in off-plan in communities like Cedarwood Villas in JGE 2 and master communities like Design District that are already established and being enhanced in terms of lifestyle, amenities but also communities where living and work converge.

DIFC has been widely recognised as one of the most complete "WORK-LIVE-PLAY" master communities so how does one improve on that?

Well, last week the new Masterplan for DIFC Zabeel District was unveiled by Shiekh Mohammed and it is like nothing that has been seen before, taking all of the good from DIFC and bringing it to another level that few is any other leading global financial hub will match.

Why is it being launched now?

Well, if you recall, approx. 5 years ago Dubai's 2040 Urban Plan was announced which was followed a year later by D33 and what has happened in the interim is an outstanding accomplishment that now warrants DIFC Zabeel District to be launch to accommodate the demand and growth trajectory that Dubai in on towards meeting one of the key objectives of being a Global Financial Hub that will incorporate Fintect and AI.

The first phase is due to complete by 2030 which will incorporate a Grade A Offices, Retail, low density residential accommodation with 20% Green Space, AI Campus, Art Gallery, Branded Hotels, University, School and a pedestrian link to DIFC.

The first residential buildings, The Residences, are opening EOIs this week, that will offer 1-3 bed apartments and a limited number of Signature 3 & 4 Duplex Penthouses.

It's special, and so it should be, as it's positioned between the Sheikh's Offices in Emirates Tower and the Royal Palce. legacy

As it turns out October has always been a pivitol month in my real estate career but this month was extra special and very pleased to announced I have been elevated to Director of Developer Sales

October 2005 my wife Vronny and I opened our estate agency in Ireland.

October 2015 marked the start of my Dubai real estate journey.

October 2025 marked a very proud moment being announced as Director of Developer Sales in Allsopp & Allsopp, one of the most prominent and long established brokerges in Dubai founded in 2008.

October is also Breast Cancer Awareness month and this is something very close to my heart as our beautiful mum passed away 17th October 1996.

My meeting with Marc Walters to announce this promotion actually coincided with mum's anniversary and I somehow feel that she is still pulling the strings from above for her brown eyed boy.

To all my trusted clients, everyone who I have worked for and colleagaues I have worked with especially since joining Lewis Allsopp and Carl Allsopp at Allsopp & Allsopp Group that have given me such wonderful opportunities, a heart felt thank you.

Always ever so grateful for the everything that past 10 years has given my family and I in Dubai and looking forward to the next chapter as we grow the Developer Sales team.

DXB Touchdown - 10 Year Anniversary.

This day 10 years ago, Vronny, Fen and I touched down in DXB to start out on a new adventure, a new chapter in our lives in Dubai with a very open mind but a belief in the opportunities that lay ahead, driven by knowing there had to be more to life than what we were leaving behind.

For all that we had at home, family, security, a comfortable and established business and way of life, there was an itch that wasn't going away for more, a new adventure.

There have been a number of major decisions in my life and coming to Dubai has been the second best decision, next only to proposing to Vronny in Paris on New Year's Eve all those years ago.

Honestly, it hasn't been plain sailing. We've had our fair share of ups and downs. However, and more importantly, the ups far outweigh the lows and you get to appreciate the highs even more when you have endured the lows and come out stronger, together.

We came out here with our 5 year baby girl who is now the most wonderful, kind, talented and beautiful young woman. Yes, time flies by too quickly... especially when you're having fun. As parents, we couldn't have wished for the life we have today but it's a life that has been earned not given.

Dubai gives you opportunities but it's up to you to make the most of them and few are earned without some sacrifice along the way. I've missed plenty of bedtime stories in the first few years and our first holiday home to Ireland was 16 months after arriving in Dubai but I wouldn't change a thing given it's all lead to where I am today.

We all go through your own journey and today my wish for you all, on my family's 10 year DXB Touchdown anniversary, is that you will look back 10 years from now and be extremely proud of the life you have created for yourselves, the things you have achieved and the positive impact you have had on not just your nearest and dearest but the people you meet along the way.

I'm extremely grateful to everyone that we have met along the way, our friends - our Dubai family, colleagues at work and in the industry and of course to my wonderful clients who without it wouldn't have been possible.

U.A.E. U16 Girl's League Final Day.

Wasn't to be today but extremely proud of the girls and how far they have come since the start of the season when most of them started playing contact rugby for the first time.

For some of the girls that I've been coaching for the past few years, this was their 3rd year in a row contesting League Finals on the last day of the season, which is exactly where you want to be.

Congrats to the girls and we will see you in September to do it all again!

Making plans for the future with my girls! Taking full advantage of equity release on our home and signing on a couple of investment properties, the first to provide for Fen's 3rd level education in 3.5 years time and our own financial goals in a second property that gives us several prosperous options to look forward to.

The Wilds is a new standalone villa community with a focus on connection with Mother Nature, a place where the community school will place an emphasis on teaching in the classroom and outdoors amongst nature. A low density community with an emphasis on the environment we live in, where 1/3 on the land will be a trapesty of greenery, plants and trees attracting wildlife and providing a sanctuary for all it's residents.🌲🌳🌵🪴🪰🦟🕷🪱🐝🐛🐞🪲🦋🦤🦆🕊🐦🐾🪹🪺🌾🌿☘️

As for the location? Hard to a better villa community than here with future plans for increased connectivity already approved and being mobilised.

Someone said to me this week, that we owe it to the ones no longer with us to live each and every day.

Whilst we will all have loved ones no longer with us this Christmas with empty seats at the table and a void in our hearts, I hope that precious memories help fill your hearts this Christmas time.

Ellington launch day.... where else would I be?!!!

Seriously though, with a new launch taking place on average every 18-19 hours in Dubai throughout 2024, one has to be very selective about where they focus their time, energy and ultimately for my clients, their money.

For someone starring out and looking to invest in Dubai it can be daunting with so many areas, developers, projects, payment plans, floor plans, enticing marketing campaigns, promises (many of which are false and misleading to capture your attention) and on top of that so many opinions from agents in the market, again many of which are full of BS.

I wouldn't dare proclaim to be the best in business, I will leave that for others with egos the size of Burj Khalifa to do.

However, what I will say is that there are fewer that have worked in the real estate industry for over 20 years, (in different international markets and cycles in the market), that prides themselves in integrity, honesty and fairness in their dealings with people that will openly share their on the ground, finger on the pulse knowledge and insights that has been built up over a career that I'm passionate about.

The Accounting & Finance degree also comes in handy and given that I've a head for figures means I like to look at the data and finer details to make sure you secure the right investment / home where the figures stack up and make sense.

For now, back to today and working on securing the best options available for my clients in Ellington Cove on Dubai Islands.

WARNING... this is NOT an end of year reflective post!!!

It is, however, me catching up with a long overdue post given the past couple of months it has been for the developer sales team at Allsopp & Allsopp Group

Where to start...

October was a record breaking month for the team, a month that also saw a couple of other records smashed by the team, the most notable being the shortest time in completing a deal from joining the company. Day 1 no less!!! Well done Jack Rees !

When you break a record, the best reaction is to smash that newly set record given the next opportunity and that's exactly what the team did in November when they backed it up by putting an extra 40% on top of October's record!

November also saw a few more company records fall, including the largest first deal for a new joiner and the highest first deal property sale price. Not only was this seriously impressive but also incredibly rewarding and inspiring to see someone who had relocated to Dubai with their expectant wife and 2 dogs to take the chance on building a future for their family. Well done Liam Howlett super exciting times lie ahead for you and Beth.

It was also a month that saw a member of the team transfer on their new home, having previously invested in an off plan property earlier in the year.

Standing in the monthly company meeting these past 2 months, looking at your team topping the table is a proud moment for all involved, knowing first hand the graft, knock backs and resilience they endure on a daily basis.

However, the proudest part is looking at the individuals on the team coming together, working together, supporting and championing each other and feeding off each other's successes as if they were their own. Watching over the dealings they have with their clients, the testimonials and the referrals they receive from their clients is what thrills me most.

We may not have the biggest developer's sales team in Dubai but what we do have is a very special bunch of talented, hardworking people who are client centric and ooze integrity. It genuinely is a privilege to work alongside them on a daily basis and play a part of their journey.

A week on from eye surgery and feeling good. Small comforts of not having to wear contact lenses or prescription sunglasses is so liberating.

I have already had the first check up with Dr. Ali at and 20 20 vision is spot on. Wonderful care and attention with all the team at Ultra Lasik Dubai and as each week passes, it just gets better and better.

This week, I can start to resume wearing regular sunglasses rather than the Men In Black / Terminator style from the clinic 😎!!! 😆 🤣 😂

Feeling blessed tonight to be in a position to travel with my girls and experience some of the wonderful things this world offers together as a family. Nothing comes easy, so it is important to take time out and enjoy it with the ones that matter most.
