I see many, many posts daily about real estate agents and people having an absolute nightmare trying to buy or rent a property.

I did estate agency in the UK and when I started doing real estate in Dubai I was shocked…. I still am at times!

Anyway, although I am an agent, I have also been through the process personally over here so have seen both sides to it, so I thought I’d give a few pointers which hopefully will help some people out during their search.

Why buying or renting in Dubai is such a headache -
- Most of the properties you see on Bayut and property finder are fake! Unfortunately because properties are on with lots of brokers, the ones that don’t sell/rent the property just leave them on for months just to get buyers/tenants calling them
- Most of the prices you see the properties for online are old/incorrect and the photos are generic or of a totally different property.
- There are a lot of brokers that have no experience or even a brokers licence

USE JUST ONE BROKER -

- they will find you what you want. Any good broker will work with other agents to get you the property that’s best for you, even if it’s not on with them.
- Find a broker you trust, meet them to get a feel for how they will work for you and if they will understand what you are looking for.
- Make sure they only deal with the area you want to live in (brokers cannot know all they need to about the whole of Dubai) you can easily check this out by finding them on property finder and click on their listings.
- Make sure they listen to what YOU want. A lot of brokers out here will just send you anything they have without knowing what you actually need.
- It will make your life much easier if you just stick to the one agent. If you find something online you like the look of, send it to your agent and ask them to find out about it. They can do the work to see if it is a real listing or not.

TRY TO DO YOUR HOMEWORK FIRST, BEFORE STARTING THE HOUSE HUNT-

Get it down to 1 or 2 areas that suit for what you need, ie work, school, community etc, this will cut your time down loads in terms of your search and also help you find the best broker for that area

Residence visa violators will be given a two-month grace period to get their fines waived, the UAE authorities announced on Thursday.

The grace period, starting September 1, will exempt violators from any financial penalties in accordance with the Federal Law on the Entry and Residency of Foreigners.
