Why are most Dubai properties apartments?

Because rental yield and capital appreciation behave very differently.

In most cases:
Apartments perform better for rental income
Villas and townhouses perform better for long-term growth

But supply, pricing, and tenant demand can completely change the outcome.

There is no best property.

Luxury today is a broad word.
And not all luxury is the same.

In Dubai, almost every project is marketed as luxury.
But in reality, there are levels.

Entry luxury
Mid luxury
High luxury
Ultra luxury

A few years ago, the market shifted heavily toward lifestyle and amenities. (Luxury)
Even affordable projects started focusing on pools, gyms, and experiences instead of price.

From my personal observation, the market now seems to be shifting again in the coming few years.
It is still very early, and not everyone may see it yet.

But we are starting to notice the rise of branded residences,
along with early signs of sustainable, wellness, and longevity focused communities.

Luxury should not be implied.
It should be clearly defined and categorized.

Let’s see where this leads in the coming years.

Most buyers believe going directly to the developer means a better price.

The logic sounds right
But Dubai real estate works differently.

Developers depend heavily on experienced brokers to bring qualified buyers.
Because of that, strong brokers often negotiate better unit options, pricing, and terms than buyers who go alone.

The key is not using any broker.
It is choosing a genuine consultant who understands your objectives, not commissions.

This small decision can make a very big difference.

Easy payment plans feel comfortable.
But comfort is often priced in.

Most long payment plans include a hidden premium.
