I have gotten this pushback from people I thought would be interested: "I would rather invest where I live."

Fair point. Distance feels risky when you have never seen the building or met the developer.

So I have been thinking about this differently. What if the ask was not going all in right away? What if there was a way to test a market first, on a smaller scale, before committing bigger?

Three hours. That's what I gave this client.
Pulled the comps. Broke down the real upfront costs, not the number everyone quotes. Flagged the risks in that specific building. Gave them the negotiation leverage based on how long the unit sat on the market.

Three hours of advice built around their exact property and their exact situation.
Then: "Thanks so much. My cousin's wife's best friend is actually my agent."

Every agent has this story. We give it away for free because that's how trust gets built. Even when it doesn't convert.

I hear this constantly.

Clients can't measure real skill upfront. So they use years as a shortcut. More time usually means more deals seen, more red flags spotted, more negotiations survived without getting burned.

But years aren't the only signal. I became licensed because I watched agents who'd been doing this for a decade still put clients into bad deals. Experience without integrity just means more practice at the same mistakes.

A new agent backed by the right mentor closes the trust gap fast.
A new agent who knows one building or one community cold beats a generalist with ten years and shallow knowledge.

A new agent with a legal or financial background brings something most "veterans" never will.
Experience is one signal. It's not the whole picture.

If you're new to this industry, stop competing on years you don't have. Compete on what you actually know.

Agents feed the fantasy because a bigger number looks good in a listing. Sellers chase it because greed is easier than doing the math. Nobody wants to hear "market value" after they've already spent the profit in their head.

Here's what most people miss. Portal prices are not transaction prices. They are hopes and wishes. Someone listed a number they want, not a number anyone paid.

Real prices live in DLD transactions. That is what actually closed. That is the market.
Know what you want to achieve before you invest. Know your timeline. Know your exit. Skip that step and you'll be the one arguing with reality later.
