📊 Dubai Real Estate Market Update | 1–7 June 2026

Another strong week for Dubai real estate.

✅ 3,000 property transactions
✅ AED 5.66 billion in sales volume
✅ 4,581 new rental contracts

What stands out most is the continued dominance of Dubai South, which accounted for nearly one-third of all transactions during the week.

On the rental side, demand remains extremely strong, while investors continue to focus primarily on studios and one-bedroom apartments due to their attractive rental yields and lower entry prices.

The market is becoming increasingly selective. The days of buying almost anywhere and expecting strong returns are fading. Today, understanding where future demand will come from is becoming far more important than simply entering the market.

The Dubai property market closed another powerhouse week with 3,052 sales transactions and 6,335 rental contracts registered in just 7 days. Dubai South dominated all areas with 582 deals alone, while the total sales value crossed AED 6.37 billion — a staggering number that speaks to the relentless momentum this market carries. The 500K–750K price bracket led all sales volume at 23.1%, confirming that mid-market demand is the engine driving this city forward. On the price-per-sqft front, Jumeirah Bay Island hit a jaw-dropping 9,606 AED for apartments, while Palm Jumeirah topped villas at 4,733 AED — a reminder that Dubai’s premium addresses are in a league of their own. 1-bedroom units dominated deal volume with 1,055 transactions, yet a single 7-bedroom property transacted at AED 60M in the same week — the full spectrum of this market on display. On the rental side, 66% of all contracts fell under AED 80K annually, showing that affordability still drives the majority of leasing activity across the city. 10 mil villa where you put only 5% and the rest 35% within 4 years , with golf courses , seaview and 16km of pristine white sand beach this is obvious 25mil priced villa in 4 years time. Best investment in the whole UAE by far. This is like buying Palm Jumeirah 5 years ago. Don’t miss this one !
