Let me Explain, but first, this post is for everyone who is renting an apartment everywhere not only in the UAE. This post will explain the difference between renting and ownership of apartment as simple as it can get.
Renting is just money being wastage, with an easy mortgage and post-handover payment plans available, making it much easier!. (New laws are being implemented restricting the post-handover plans) We advise buying now.
People should only rent if they do not have the down payment fees for owning the apartment however now you could pay as low as 10% and move in.
The conclusion is that after 5 years by owning an apt. you saved AED +140,000 (Worst case scenario with the devaluation rate of 30%), however, we find this scenario hard to believe with Expo 2020 at the doorsteps with more than 25 million visiting UAE (around 3x the current population) providing more opportunities thus increase in the Real estate market.
After 5 years, you saved AED 140,000 and still own have ownership and renting it with 8-10% ROI. On the other hand, renting you have no ownership and still spending wasting money.

As we enter a new year, the question for many stakeholders in Dubai’s property market is: Will this year see a continued fall in prices, or will 2019 be the year prices stabilise? The short answer is; both. How do we know this? Data. Property Monitor’s latest data indicates that Dubai’s real estate market will continue along its path of price correction going into Q1 of 2019. This changes the equation favourably for resident families keen to purchase properties, instead of renting in these areas.
