Nobody talks about this part of marriage. So I will. 👇

I get asked the same questions on repeat. So let me just clear them up once. 👇

Dubai is a bubble. Dubai is only for rich people. Dubai is only for people who live there.

I’ve heard all three this week alone.

And I get it, from the outside, Dubai looks like a place built on hype. Tallest this, biggest that, flashiest everything. It’s easy to assume the numbers don’t back it up.

But here’s what the people saying “bubble” aren’t looking at.

5.1% GDP growth forecast by the IMF. 119% monetary coverage. A government infrastructure budget of AED 300 billion. Those aren’t vibes. That’s a country building deliberately and funding it properly.

And the “you need to be rich” conversation, AED 700K gets you into this market. With a payment plan, your upfront cash is sometimes less than one year of rent in the city you’re already living in.

Half my clients have never lived in Dubai. Some haven’t even visited before handover. They live in Johannesburg, London, Dar es Salaam. They own here. They earn here. They hold a UAE residency visa. And they haven’t moved a single thing about their actual life.

The misconceptions are keeping people out of a market that was built for exactly the kind of investor who’s watching this video.

Every few months someone posts a headline about Dubai crashing. And every few months my phone fills up with the same message, “Xia should I be worried?”

So let’s actually look at what’s happening.

Yes, sales velocity slowed slightly. That is normal cycle behaviour. Every market in the world breathes, it doesn’t just go up in a straight line forever. A pause is not a collapse. And anyone telling you otherwise is either panicking or selling you something.

Prices have not crashed. Analysts are not calling this a crash. They’re calling it a market finding its natural rhythm after one of the most aggressive growth periods in Dubai’s history.

Here’s what I’m actually seeing on the ground. I visit construction sites weekly, not to post content, but because my clients have money in these projects and they deserve someone who shows up. Every single project is moving. Most are on schedule. Some are ahead of it.

Cranes don’t lie. Progress doesn’t lie.

And while some investors are spiralling over headlines, the government is quietly doing what it always does — tourism incentives, infrastructure deployment, payment plan regulations that protect buyers. This market is actively managed. That matters. 🇦🇪

The fundamentals haven’t changed. The opportunity hasn’t disappeared. The only thing that’s changed is the noise level.

Here’s what nobody tells you before you build a life with someone. You don’t just merge finances. You merge two entirely different relationships with money. Two different childhoods. Two different fears. Two different definitions of what enough feels like.

And until you name that, you’ll keep having the same fight with different numbers.

I’ve watched this play out with clients, with friends, with people I love.

The Avoider who doesn’t open the bank app because ignorance feels safer than the anxiety of knowing.

The Controller who tracks every dirham not because they’re difficult but because uncertainty terrifies them.

I’ve watched women, brilliant, hardworking, faithful women shrink themselves in conversations they should have been leading. Not because they were weak. But because their stability was tied to someone else’s decisions.
