“PROPERTY PRICES AREN’T GOING UP?”

“We keep hearing this all the time:

‘Property prices in Dubai won’t increase, even though construction costs are rising.’

But… does that really make sense?

I’m Silvana Straccia, and together with my husband, Darío Rodríguez, we have 26 years of experience in real estate, including six years working and investing in Dubai.

Since the conflict began, the cost of some construction materials has increased significantly — in some cases by 70% to 120% — while labour costs have also risen.

Yes, many developers bought their land years ago.

But the land was paid for then…
and construction is being paid for today.

And construction isn’t the only cost.

There are also marketing, sales commissions, financing, permits and operational expenses.

So what can a developer do?

They may keep the overall price looking similar, while offering smaller units.

Or they may adjust the payment plan, incentives or launch terms.

And this is the key:

You may think the price hasn’t increased, when in reality you’re paying the same amount for fewer square metres.

WHAT SHOULD YOU COMPARE?

Don’t look only at the total price.

Compare:

▪️ Price per square metre
▪️ Unit size
▪️ Build quality
▪️ Location
▪️ Payment plan and purchase terms

It’s simple.

If the cost of flour goes up, bread cannot remain the same forever.

That’s not marketing. That’s economics.

So the real question isn’t:

“Has the property price increased?”

The better question is:

“What am I actually getting for my money?”
