LIFE IN RAK

People often ask me what life in RAK is really like especially getting around and how far Dubai feels.
The truth? Right now, there is roadwork and some disruption. But it is all part of a major upgrade that will completely change connectivity.

✔ Sheikh Mohammed Bin Salem Road is being expanded
✔ New bridges and tunnels are coming
✔ Al Marjan Island will soon have a second access point
✔ Emirates Road upgrades will reduce Dubai travel times
✔ Etihad Rail will connect Dubai to RAK in around 45 minutes

So yes, short term = construction.
But medium term = huge improvement.
RAK is growing fast, and daily life here is becoming easier, better connected, and more valuable.

LIFE IN RAK

Most buyers who visit RAK for a site visit spend two days at developments. Very few ask what a normal Saturday actually looks like.

Four years in, weekends here have a rhythm I did not expect. A run along Al Marjan Island before the heat comes in. Coffee at the marina. And, this is the one that surprises people most, the Hajar Mountains are 20 minutes away. We hiked this weekend with friends and dogs. That video is not a holiday. It is a Saturday.

The food scene is also changing. Red Rock, Zuma, and Bar Du Port recently opened. Restaurants are arriving that were not here two years ago.

It is not Dubai or London, and there are still things you will drive to Dubai for. It is worth knowing what they are before you decide to move: a specific kind of night out, certain specialist retail, a broader range of cultural events. If your current life depends on a city's scale and variety, the adjustment to life in RAK is larger than most developers' marketing materials suggest.

LIFE IN RAK

One of the first questions clients ask me is whether RAK is affordable. After four years of paying actual bills here, my answer is it depends what you are buying.

Rent is meaningfully lower. A two-bedroom apartment at Al Hamra Village costs roughly a third of comparable space in Dubai Marina, and a fraction of Central London or Warsaw. Eating out also costs less than in most European cities. Alcohol, if you know where to buy, is similarly priced. Domestic help is dramatically cheaper. A full-time nanny or housekeeper costs a fraction of London or Warsaw rates. For families, this is often the single largest quality-of-life change.

But not everything is cheaper. Utilities are not the significant saving most people expect from a Gulf state. Imported groceries at Spinneys (think Waitrose, for UK readers) are not dramatically cheaper than Europe. They are sometimes more. School fees are lower than Dubai, but for families paying out of pocket rather than on an expat package, they remain significant. The better private healthcare options cost significantly more than entry-level cover. And a car is not optional. In London or Warsaw you can live without one. In RAK you cannot.

These costs are set against the tax position. No income tax versus London or Warsaw is a substantial offset. But the individual line items still accumulate in ways the property brochure does not mention. The saving is real. It is also uneven. The categories that are not cheaper are often the ones that matter most to the families who ask me about relocating here.

The beach, moments from our home, had three people on it at 7 am this morning. A Friday morning in peak season.

That is not a quiet spell. That is just what the coastline here is like when you are not in Dubai. The Al Hamra, Al Marjan, Mina Al Arab coastline operates at a different register. The development is real and moving fast. The crowds have not caught up yet.

Most investors I speak to assume busy development means busy beaches. It does not. Not here. Not yet.

That gap is why we are here.

Most people who sell you property in Ras Al Khaimah have never lived there.

I have, for four years. I know which beach is empty at 7am, which roads flood after heavy rain, and how long the drive to the airport actually takes. I know the community, the people, the rhythms, the things you only notice when you stop visiting and start belonging.

That knowledge is the thing I bring to every client conversation. Not the broker sales pitch. Not the noise.

Walking my dog this morning and reflecting on the last couple of weeks here in the UAE.
So many friends, clients, and investors have been checking in and asking if we are safe thank you for caring, it really means a lot. Our family is safe.
It’s a difficult time for the region, but the UAE has always shown strength and resilience, and we believe things will move forward.
Interestingly, times like this often create opportunities in the real estate market. For investors who keep their eyes open and think long-term, this can be the moment when the best deals appear.
