The view is spectacular in and of itself, of course. Each Tranquility Beach Anguilla terrace, though, also includes a whirlpool bath and tons of seating to lounge about and/or entertain friends.

Memorandum of Understanding (MOU) for Phase II of the Tranquility Beach Resort development

Friday 12th June 2026 marked another important milestone in Anguilla’s tourism and investment sector with the signing of the first supplementary agreement to the Memorandum of Understanding (MOU) for Phase II of the Tranquility Beach Resort development.

The upscale boutique resort was designed by Ian “Sugar George’ Edwards and co-developed by Edwards and Neil Freeman, long-time Anguilla home owner, investor and philanthropist. Phase I has already been successfully completed and is fully operational, delivering a boutique luxury property comprising 15 condominium suites and villas ranging from one- and two-bedroom accommodations to three-bedroom penthouse villas. In 2025, the property ranked the #1 Best of the Best Small & Boutique Hotel in the Caribbean on Tripadvisor, one of several accolades. The development has established itself as a sought-after destination on Meads Bay and has contributed meaningfully to employment and government revenues.

Phase II, which will be built a few lots further west from the original resort, represents a significant expansion of the property and will see the construction of an additional 17 units at an estimated investment cost of US$21 million. Preliminary site works and mobilization are expected to commence in the fourth quarter of 2026, with construction of both the beachfront building and the second residential building scheduled to begin in the first quarter of 2027 and continue through the fourth quarter of 2028. Planned amenities, including a pool and entertainment area, will be developed alongside the main buildings.

The Minister of Economic Development Kyle Hodge said, “We have already witnessed the success of Tranquility Beach Resort through the jobs it has created, the economic activity it has generated, and the quality tourism product it has brought to Anguilla. I have every confidence that Tranquility Beach Phase II will be equally, if not more, successful than the first phase.

Congratulations to the Edwards, Freemans and their entire team, whose hard work, dedication, and commitment have been the backbone of this success. We look forward to seeing this next chapter unfold and to the continued positive impact this investment will have on Anguilla’s economy and tourism industry.“
