General development and architectural concept exclusively for our partners Basilica Investment UK: Residential Blocks + Hotel & Resort in Georgia (country). In cooperation with Constructor.

Architectural rendering. Key points:

1. Despite the sheer scale (27 hectares of stunning Black Sea coastline near Batumi), the whole concept is elegant, minimalist, simple and fully environmentally-integrated. Everything evolves around natural greenery, white concrete, grey/brown thermal wood and different shades of grey and green. And of course the sea, sky and water is everywhere..

2. All residential buildings feature massive glass walls facing the sea and the mountains in combination with the signature large asymmetric balconies that don't overshadow the ones below and give the residents and guests much more privacy and air.

3. All floorplans feature maximum exposure to sea and mountain views from virtually every apartment. Vast green common areas benefit all residents. Actively used flat-roofs serve as barbecue areas or leisure/sunbathing facilities etc. Massive use of vegetation typical for the humid subtropical climate surrounding Batumi gives it an authentic locally-integrated ambiance.

4. More visuals are to follow: detailed, elaborated and polished views of the gorgeous pebbled beaches.. In addition, the images of the public/commercial zone: a combination of cafes, bars, restaurants, boutiques etc, as well as art, music and conference facilities, and of course a pier and marina. NEW PROJECT! General development and architectural concept exclusively for our partners Basilica Investment UK: Residential Blocks + Hotel & Resort in Georgia (country).

Ladies and Gentlemen,
Introducing a brand new large-scale project: a general development and architectural concept 'Residential Blocks + Hotel & Resort in Georgia'. In cooperation with Constructor.

27 hectares of stunning Black Sea coastline near Batumi, Adjara, Georgia. Concept fully engages environment and exclusive beachfront location, natural light and public spaces.

Density. Given considerable size of the site, we have designed it as comfortable as possible for residents and guests. The concept includes a magnificent green recreation area, 22 residential buildings, 2 hotel towers and a wide range of public and commercial areas. In addition, a great choice of sport facilities, swimming pools, fountains and other water features etc. Finally, a range of modern art, music and conference facilities and, of course, a pier and a marina.

Hotels. Two 19-storey hotel towers on a 3-storey high common foundation. The foundation includes lobbies, offices, restaurants, water features, conference halls and entertainment facilities.

Residential blocks. 22 buildings in total:
1st beach row: 10 5-storey high residential buildings, coupled in pairs by common-area glass galleries. Each pair comes with its own swimming pool.
2-nd row from the beach: 5 7-storey high residential buildings.
3rd row from the beach: 7 10-storey high residential buildings.
All floorplans feature modern open-space living /dining areas /kitchens, and a maximum exposure to beautiful sea and mountain views for virtually every apartment.
Vast green common areas to benefit all residents including actively used flat-roofs featuring barbecue areas and leisure / sunbathing facilities etc.

Public and commercial zones. Preliminary we designed a wide array of public and commercial retail and food & beverage facilities right behind the first beach row of residential buildings and in front of the hotels. A wide combination of cafes, bars, restaurants, boutiques, etc. As well as modern art, music and conference halls and, of course, a pier and a marina.

Sports facilities. A wide range of tennis, basketball / volleyball courts,
a soccer field, skatepark, etc. In addition, a great choice of swimming pools, poolsbars, fountains, waterfalls and other water features.

A beach and sea promenade. In addition to the stunning 1.2 km long and 50-60 m wide natural beach, we designed a magnificent long and wide green pedestrian promenade, that intergates sport facilities, bicycle paths, etc.

Parking and transport. An absense of visible parking lots as well as traffic restrictions on the territory. Mainly pedestrians, bicycles and golf buggies / small electric vehicles allowed. A large-scale underground parking level is being planned below the hotels and the road-row residential blocks.

Landscape design. So far, only a general concept has been developed. Further opportunities for landscape design are simply endless.

Building exteriors. Wide use of glass, white and polished concrete as well as thermal wood. Large glass asymmetrical broken-line facades and spacious terraces, balconies and patios complete the picture.
