Australia’s national house sales volumes reached 33,368 in May 2026, with unit sales at 12,446. The 12-month rolling averages remain stable at 33,186 for houses and 13,209 for units, broadly in line with the past two years.

While the longer-term trend continues to reflect strong population growth, limited housing supply and elevated construction costs, short-term conditions are less certain. House sales improved from April’s 30,860 but remain below March’s 34,998, with three consecutive RBA rate increases, confirmed changes to negative gearing and capital gains tax (CGT), and weak consumer confidence contributing to a more cautious market environment.
