SELECTING YOUR REAL ESTATE AGENT
In simple terms, most Real Estate Agents used their advertising as a point of difference when convincing vendors to list their properties with their agency and for the most part,it worked.
The basic assumption was if your property was listed with the agent closer to the front of the real estate section of the Saturday Advertiser and the Sunday Mail, your property would be seen first and by more buyers and so the property owner in all probability would achieve a higher price.
Of course, the whole concept was in fact simplistic and mis-guided.
In point of fact, the agent having had the largest spend with the papers had the front position. The larger the advertisement, the larger the attraction (or so it was explained to the vendors) and sellers were encouraged to spend manythousands of dollars to advertise their properties for sale in order to attain these results.
There was, however, an argument for this misconception. As it was almost impossible to disprove, many agents built huge reputations on this single marketing ploy. It wasn’t util the advent of computerized marketing that this practicedisappeared from the selection process.
These days, with realestate.com.au controlling the content, presentation style, picture content, and location of the advertisement, there is very little to create that point of difference. The use of Facebook and other social media is now used as an alternative to any advertising campaign.
This whilst realestate.com.au is by far the most popular advertisingmedium, social media is gaining momentum here in Australia and in the USA as it is the perfect medium to create excitement in and around the property.
However, there is one point of difference that cannot be ignored. Length of time in the industry together with experience are the most important factors when deciding who will sell your property. Couple this with outstanding results,you have the perfect “storm”.
