I’m looking forward to being part of this conversation.

On Friday, I’ll be joining The Women Adelaide Hills for Financial Wellbeing for Women, alongside Commonwealth Bank and Venetia Langlands from Viridian Advisory.

I’ll be talking about property investment and wealth creation — particularly how women can make more informed property decisions, understand what they’re buying and use property strategically as part of their longer-term financial future.

Financial confidence isn’t about knowing everything. It’s about asking better questions, understanding your options and having the right people around you.

And I’m particularly passionate about seeing more women build financial independence and long-term security.

Off-market does not automatically mean good opportunity.

It simply means the property is not being advertised publicly.

Before our clients buy, we still test the fundamentals:

Does the price stack up?

Does the property fit the brief?

What are the risks and compromises?

How does it compare with other available properties?

Early access can be valuable, but it should never create pressure to rush, overpay, or skip due diligence.

A property is not a great opportunity because fewer buyers know about it. The property, price and terms must still make sense.

Save this for the next time someone tells you they have an “off-market opportunity”.

A beautiful view can make an overpriced property feel justified.

That is the danger.

Buyers become emotionally attached to the outlook, then start excusing the poor layout, lack of privacy, road noise or inflated price. But once the initial excitement wears off, those compromises remain—and the view may not.

Before paying the premium, test three things:

Is the view protected from future development?

Will you enjoy it from the spaces you use every day?

What are you giving up to secure it?

If the property still stacks up after those questions, the view may be worth paying for.

Save this before emotion adds thousands to your offer.
