1) Adelaide’s million-dollar map explodes:
Data shows Adelaide’s $1m-plus club has jumped from 11 suburbs in 2015 to 147 in 2025. Medindie (median $3.29m), Unley Park ($2.85m) and College Park ($2.78m) lead the pack.
2) Retail shifts to lifestyle strips as vacancies fall on key high streets:
JLL’s latest read on Adelaide retail shows consumers (and tenants) favouring lifestyle-rich strips over traditional fashion-centric streets. King William Rd vacancy hit a record-low 3.9%; The Parade, Norwood fell to 4% off the back of nearby residential growth. Rundle St vacancy lifted to 10.3% after fashion exits, though pipeline residential/student projects may reverse the trend; Jetty Rd, Glenelg rose to 5.8% during upgrades.
3) $900m ‘City East’ to add 700+ CBD homes, hotel & greened laneways:
A four-tower, $900 million precinct dubbed City East is planned for an 8,000 sqm site between Pirie and Flinders Streets in the Adelaide CBD. The proposal — backed by the State Government, Adelaide City Council, Junction and Unity Housing—includes 700+ homes (about 180 affordable and 20 social), a 200-room hotel, retail/commercial space and new greened laneways linking north–south.
