Normanville country oasis under contract!

Our client Chris is currently living in Queensland, but planned to move to Adelaide to retire closer to his children and grandkids. He was seeking a rural property to enjoy the space, privacy and utility a slice of farmland can provide!

Only a few weeks after engaging our services, we had secured him a stunning property close to Normanville that ticked all the boxes. On his behalf, we completed a range of due diligence, inspections and presented reports, photos and video so that he could make the decision sight-unseen!

This busy FIFO worker was looking for a low-maintenance property that could become a foundation for his family’s next stage, close to the city centre.

After exploring renovator options and conducting due diligence on several properties, we identified a relatively new construction townhouse that was going to be a much easier move, considering the cost and complexity of working with trades to complete a renovation.

We secured this property against stiff competition by:
1) Submitting an unconditional offer
2) Waiving cooling-off rights
3) Moving quickly after the first open

Should I care about the council zoning of my property, or properties around it?... Yes!

Part of professional Due Diligence should be to check the zoning of your property and those around it. The ‘zone’ of a property has a huge impact on the occupants!

If you’re close to a retail, industrial or commercial zone, even if there isn’t undesirable buildings or activity there presently, future owners have the right to install structures or conduct business that could impact you. They might make noise, undesirable smells, or even install a facility that reduces the value of your property, such as a petrol station.

Zoning can also affect your ability to upgrade existing structures, or install new ones on your land. For example, you may not able to adjust the color or style of existing structures such a fence, or you may have to build quite far back from the boundary, which makes the development impractical.

It’s best to work with a Buyers Agent to conduct detailed Due Diligence before purchasing your next home.

Before you buy a property, it’s a good idea to know if your future neighbours have any active or recently approved development applications.

Our Due Diligence report includes investigating if neighbours are:
- Sub-dividing their land
- Extending or renovating their house
- Building a new home
- Installing a pool
- Removing a large tree you might enjoy looking at

Changes to neighbouring properties can have a significant impact on liveability at your new home.

Immediate frustrations can include construction noise and dust. However, it’s the long-term issues that can really impact you or your new house, such as:
- Sub-division meaning 1 neighbour is now multiple neighbours
- Driveways installed along your boundary
- Shading from a new 2 storey structure
- The neighbours home now closer to yours
- Poor quality developments impact neighbourhood standards

In case you haven’t watched the news recently, it’s tough out there for First Home Buyers!

High property prices combined with lower borrowing capacities makes entry into the market unattainable for many purchasers.

Although our client was initially looking at established homes only, they ended up with a brand-new townhouse. They didn’t need to purchase off-the-plan as this property was recently completed.

As soon as the State Government announced the removal of property price caps for First Home Buyers, we immediately contacted this client and opened our search to new construction. Within two weeks, and under competitive private bidding, we managed to secure this townhouse with an unconditional offer. Even though the client was obtaining finance, we worked so closely with the broker and bank, that the client felt comfortable without a finance clause. Unfortunately, this is what it takes to secure property in a competitive market.

As a First Home Buyer, we carefully worked through all the potential state and federal government incentives available. We managed to help the client:

- Avoid paying over $38,000 in Stamp Duty
- Receive $15,000 towards the purchase
- Save over $10,000 in tax by using their Super towards the purchase

They could have also made the purchase with as little as 5% deposit WIHTOUT paying Lenders Mortgage Insurance, but they preferred to pay a larger deposit.

First Home Buyers might feel that they’re unable to afford the professional service fees of a Buyers Agent, however, I urge them to consider:

- The cost of taking 9 months to purchase instead of 3 months
- The cost of over-offering, due to a lack of information or Sales Agents superior negotiation experience
- The stress, effort and time associated missing out on properties over and over again
- The buyers remorse associated with buying a dud, because you didn’t complete professional Due Diligence (there’s more to know about a property than a Building Inspector or Conveyancer will research).

If you start with the right team in place, you’re setting yourself up for success.

After recently moving to Adelaide, our client was looking for a low maintenance home to downsize into.

The client booked our Complete Property Purchase service, so they had our full support throughout their entire purchase journey. There are hundreds of tasks we complete on the client’s behalf within this service, from search to settlement.

We work collaboratively with clients to search the market. During their hunt, we negotiated on multiple properties, and went to Auction, but this property was the one that eventually proved to be the best fit for budget, and a perfect home. After a few days of back and forth with the Sales Agent, we managed to secure this house within budget.

During cooling-off, we conducted a thorough Due Diligence on the property, combining investigations from us (Buyers Agent), a Building and Pest inspector and Conveyancer. “What will this property sell for!?”
Price is a common frustration for buyers. Often, there’s no price advertised or other times, the price guide is grossly inaccurate.

One of the services we offer is called Market Price Appraisal. Either as part of a full-service package, or available as one-off service, our Price Appraisal allow buyers to approach a private sale negotiation, or an Auction with more clarity and confidence.

Here’s an example of pricing for a unit in the western suburbs that we recently helped a client on:

- Sales Agent advertised price guide prior to Auction $650,000
- Valuation on rates notice (from Valuer-General) $750,000
- Our Predicted Auction Sale Price $860,000
- Actual sale price at Auction $889,000

The first clue that the Agents price guide was very low, is that it was $100,000 under the valuation from the Office of the Valuer-General. Typically, their valuations are at, or under the actual price a property will fetch on the market.

We do all the standard price appraisal research to determine a fair market price, but even with this data it’s difficult to predict what a property can sell for at Auction when some buyers become competitive or bid emotionally. Desperation to secure something can also be a factor when there are low levels of housing supply.

Local knowledge and gut instinct on THAT particular property are key elements of a Buyers Agent price estimate.

Our prediction was within 3%.

The agents price guide was 36% under the actual sale price! Crazy hey?

Online price estimating tools were all over the place, from $500k to 1 million, and with ranges of $300k sometimes.
Moral of the story; get independent, professional help when trying to estimate price. Without accurate price estimates, you may:
- Be wasting a lot of time and energy
- Paying for Building Inspections when you don’t have a real shot at the Auction
- Over-offer during private sale negotiations, where everyone else’s offers are hidden from you

Recently, we bid at auction for a client trying to secure a home in Colonel Light Gardens.

The client engaged our services just a few days prior to the auction, and Navigate Buyers Agency completed our affordable three-phase Auction Package, including:
- Due Diligence
- Market Price Appraisal
- Bidding at Auction for the client

We sat down for several hours the day prior to the auction to discuss the results of the due diligence investigation we completed, and the building and pest inspection they sought.

In a hot market, it can be difficult to understand what the market will pay at Auction. Nevertheless, our Appraisal was within 4% of the final price paid at Auction. A lot of research goes into establishing our advice, but it's difficult to predict how desperate other buyers might be!

It’s easy to overpay for a property at auction by not understanding reasonable market value, or by getting caught up in the emotion or pressure of the event. Our clients select a 'walk-away price' prior to Auction, and unfortunately that cut-off meant another bidder secured the property.

Although our client was disappointed, they were happy they arrived at auction fully informed, confident, and prepared for any outcome.
